Litsted property firm Sena Development plans to launch 18 new residential projects worth Bt23 billion in this year by focusing on price points between Bt5 million and Bt10 million per unit.

 

Company director Kessara Thanyalakpark said that Sena would focus on energy-saving residential developments to drive its presale revenue to Bt10.3 billion this year, or up 66 per cent on last year, and total revenue up to Bt5.2 billion by the end of this year.

The company has budgeted Bt1 billion to acquire new land for developing residential projects this year and nex, she said.

Hong Kong investors to stay a force in Thai property market

IN THE PAST DECADE, Thai properties marketed overseas were either projects in prime downtown Bangkok or properties in top resort destinations such as Phuket.

Nowadays, visitors and investors are becoming more familiar with other non-prime locations in Bangkok through information from social media and digital communications.

New condominium property prices in downtown Bangkok have increased to an average of over Bt260,000 per square metre, with starting prices of over Bt10 million. The high Central Business District (CBD) prices combined with marketing efforts of non-prime locations by Thai developers, over the last two years, has increased awareness and interest from overseas investors in non-CBD Bangkok locations who are keen to invest in the fringe of the downtown areas or in midtown locations, especially along the extended mass transit lines where prices are more affordable than downtown areas.

The popular prices for these locations range between Bt3 to 10 million per unit.

Even though Chinese buyers are one of the fastest-growing groups of overseas buyers for real estate, CBRE believes that Hong Kong investors remain the most active in Thai property market. Chinese buyers have been constrained by increasingly strict capital controls and Chinese government policies aimed at restricting purchases of overseas property by their nationals.

A new Chinese regulation requires that banks report any transfer over US$29,000 and prohibits people from “lending” their quotas to other individuals, making it more challenging for a person to transfer money over their allowed annual quota. Additionally, the Chinese government has also banned transferring funds overseas for purchasing bonds, “insurance” products, and real estate; which has made it more difficult for mainland Chinese buyers to invest foreign property markets.

CBRE pioneered marketing of Thai properties overseas in the 1990s such as Laguna Phuket and SV City to purchasers in Hong Kong and Singapore. During the 2010s, Hong Kong investors focused on Phuket properties and super luxury and branded properties in Bangkok such as 185 Rajadamri, and Four Seasons Private Residences Bangkok.

In 2015, the mid to lower end condominium market slowed down resulting in Thai developers looking to overseas buyers.

THE LINE Jatujak-Mochit was the first notable non-CBD Bangkok project to be marketed in Hong Kong. More projects have since been |exhibited in Hong Kong during 2015-2017.

According to our counterparts at CBRE Hong Kong, Hong Kong buyers’ investments in the overseas property market totalled $6.6 billion in the first half of 2017 alone. Investment locations included the UK and Australia in the early stages, Japan started 2-3 years ago and Thailand in recent years. The total transaction value of Thai properties is expected to reach HK$3 billion (approximately Bt12.3 billion) in 2018.

Records indicate that approximately 85 projects by 35 developers from Thailand were marketed to Hong Kong buyers last year. Ananda Development and Sansiri were among the most active in marketing to Hong Kong and most major condominium developers were active in marketing at least 2-4 projects.

The influx of foreign developments, especially off-plan, into Hong Kong, has been so significant that the Hong Kong Estate Agents Authority will issue new regulations set to take effect in April of 2018 to govern agents selling properties located outside of Hong Kong to regulate agents and protect buyers.

This year, developers are bullish about the prospects for the real estate industry in Thailand and are planning many new launches as well and new phases in current projects.

This increase in supply will mean that developers will be targeting foreign purchasers for projects in good locations with high yield potential. CBRE expects Hong Kong to remain a strong investment buyer market for Thai properties in 2018 for both the luxury and mid-market segments.

Onyx partnership to extend Shama apartments across China

Thailand-based Onyx Hospitality Group and Sincere Holdings Group, one of the top real estate enterprises in China, have formed a strategic partnership to boost the serviced-apartments market in key Chinese cities.

Sincere Holdings gets exclusivity rights from Onyx to open Shama serviced apartments, including those bearing the Shama Luxe and Shama Hub sub-brand names, in Shanghai, Shenzhen, Guangzhou, Beijing, Chengdu, Chongqing, Hangzhou, Nanjing, Suzhou, Tianjin, Wuxi and Xiamen.

The first two projects will be the Shama Hongqiao Shanghai and Shama Changfeng Shanghai, both slated to open this year.

“China is one of the world’s largest economies and a key market of growth for Onyx,” said Douglas Martell, the group’s president and chief executive.

“We are thrilled to partner with Sincere Holdings Group, a highly respected market leader, to expedite our expansion across China. This partnership brings together joint expertise from leaders in two different industries and will accelerate the growth of our Shama brand. Shama currently has 18 serviced apartments across the Asia-Pacific region, including 11 in the pipeline in Australia and Malaysia. Shama was named “Best Serviced Apartment Operator of Asia” for the fifth time at last year’s AHF Asia Hotel Awards.

Based in Bangkok, Onyx has 44 operating properties under three brands in eight countries. In the development pipeline are more than 20 properties in Australia, Malaysia and Laos.

The target is to have 99 hotels open by 2024.

A Quiet Place’ sneaks back to top of the box office

Sci-fi horror film “A Quiet Place” snuck its way back to the top of the North American box offices over the weekend, beating out noisier action flick “Rampage,” industry estimates showed Sunday.

“A Quiet Place,” an almost wordless Paramount production, stars actor/director John Krasinski and real-life wife Emily Blunt as a couple silently struggling to protect their family from invading aliens that are blind but can track their prey by sound.

The film took in a $22 million for a total of $132.4 million since opening atop the box office early this month.

Fallen from the top spot to number two was “Rampage,” starring hard-working Dwayne (The Rock) Johnson as a primatologist who befriends an albino gorilla — which grows to enormous size after a rogue experiment and then teams with Johnson to stop invading monsters. Naomie Harris co-stars.

The video-game inspired “Rampage” took in $21 million for the weekend for a total of $66.6 million in two weeks, against a budget of $120 million.

In third place was “I Feel Pretty,” an Amy Schumer film about a self-conscious woman who suffers a head injury and subsequently sees herself as beautiful, which made $16.2 million on its debut weekend.

In fourth was “Super Troopers 2” — the long-awaited sequel to the 2001 film about a ne’er-do-well group of cops — in which the protagonists are tasked with replacing a Mountie unit in a Canadian town that is found to be part of the US.

The partially crowd-funded film made $14.7 million on its first weekend.

In fifth was “Truth or Dare,” a supernatural thriller starring Lucy Hale and Tyler Posey as spring breakers caught up in an innocent game that turns deadly. The film made $7.9 million on its second weekend.

Rounding out the top 10 were:

The South Korean drama series “Something in the Rain” debuts exclusively on Netflix today in Asia and English-speaking countries.

The show is about the budding relationship between Yoon Jin-ah (played by Son Ye-jin) and her best friend’s younger brother, Seo Joon-hee (Jung Hae-in), who have known each other since childhood.

The story begins with Joon-hee’s reunion with Jin-ah after completing an overseas assignment. Working in the same office building, their feelings for each other grow through different daily encounters – both intentional and unintentional – and their friendship slowly transforms into somewhat different and sweet.

There’s no groundbreaking moment, but both admit they want to be more than just friends.

Directed by An Pan Seok, who worked on other K-drama series such as “Secret Affair”, the show stars Son Ye-jin, who rose to fame in romantic TV series and films such as “The Classic”. Her most recent movie, in which she stars with So Ji-sub, is a remake of the famous Japanese romance “Be With You” and will be released in Thailand on June 23.

Meanwhile rising star Jung Hae-in gained increased recognition for his supporting roles in the 2017 television series “While You Were Sleeping” and a later appearance in “Prison Playbook”.

Netflix members will be able to watch the first four episodes of the series today. Two more episodes will premiere on Netflix every Friday.

The ranks of people subscribing to Amazon Prime service for speedy delivery of purchases and streamed television has topped 100 million, the company’s chief Jeff Bezos said Wednesday in an annual letter.

The new high in subscriptions at Prime, launched 13 year ago, was among milestones from 2017 shared by Bezos in the letter, a copy of which was filed with US securities regulators.

Amazon shipped more than five billion items through its Prime service last year, and logged an unprecedented number of new memberships, according to Bezos.

Prime subscriptions cost $99 in the United States, and come with fast, free shipping as well as online access to movies and television shows.

The Seattle-based company has been investing heavily in original television content.

“Prime Video continues to drive Prime member adoption and retention,” Bezos said in the letter.

“We’ve expanded our slate of programming across the globe.”

Amazon offers Prime service in cities in nine countries.

In January the company raised the monthly Prime subscription price in the US to $12.99 from $10.99, but left the annual cost at $99.

Best known as an online retail colossus, Amazon has the leading system for hosting services or content in the internet cloud and is the force behind the Alexa digital assistant being built into a wide array of devices.

Amazon boasts more than 560,000 employees, and reported a profit last year of slightly more than $3 billion.

The company on Wednesday also announced a collaboration with US consumer electronics retail chain Best Buy to sell Toshiba and Insignia smart “Fire” televisions infused with Alexa.

“Amazon and Best Buy have a long history of working together, and today we take our partnership to a new level,” Bezos said in a joint statement.

We all love our pets but that love has now reached epic heights, according to a new survey released by Netflix, which cites special pet taxi services in Bangkok to sick leave for dogs in Italy.

And it seems that when it comes to watching TV, 80 per cent of Thais find pets to be the best binge partner and 87 per cent of Thais have watched Netflix with their pets!

Watching a show with someone else can sometimes have its downsides, like being told what’s going to happen or incessant chatter, Not only do pets not hog the remote or judge your entertainment tastes (well, maybe), they make the perfect partners for the company. The cuddles are most prominent, with 47 per cent of Thai viewers turning to their furry friends for comfort during a sad or scary scene, making Thailand is the top country globally to cuddle with their pet.

Though you should be warned that pet bingeing can also be ruff. Thirty per cent of Thai members said they have moved seats so their pet would be more comfortable. Thirty two per cent have bribed them with treats to watch longer, and some (11 per cent) have even gone so far as turning off a show because their pet didn’t appear to like it. The snuggle is real.

So what are the shows everyone is barking, meowing and chirping about? Thai pet owners are more likely to choose a mix of sci-fi series like “Star Trek Discovery” and a little action like “The Last Kingdom” or even go for a teen drama like “13 Reasons Why”. Dark comedies like “Santa Clarita Diet” and “Big Mouth” made the top 5 as well.

Italian filmmaker and Cannes Film Festival winner Vittorio Taviani has died aged 88, according to media reports on Sunday citing family sources.

Taviani and his brother Paolo formed one of Italian cinema’s most famous duos and together they made more than 15 films.

One of their best-known was the gritty biopic “Padre Padrone”, set in Sardinia, which won the top Palme d’Or prize at Cannes in 1977.

Born in San Miniato, Tuscany, on September 20, 1929, Taviani died in Rome after suffering from a long-term illness.

Another of the brothers’ critically acclaimed films is 2012’s “Caesar Must Die”, for which they won the Golden Bear prize at the Berlin International Film Festival.

The pair’s father was an anti-fascist lawyer and they had an early interest in social issues, which they later translated onto the screen.

Netflix’s chief content officer said in an interview published Wednesday the streaming giant would not attend this year’s Cannes Film Festival because of a change in French regulations.

Speaking to the industry magazine Variety, Ted Sarandos said the festival — whose selection will be made public Thursday — had instituted a new rule prohibiting any film without a theatrical distribution in France from competing for main prizes.

“We want our films to be on fair ground with every other filmmaker,” Sarandos said. “There’s a risk in us going in this way and having our films and filmmakers treated disrespectfully at the festival.”

“They’ve set the tone. I don’t think it would be good for us to be there.”

Netflix showed two films at the prestigious film festival last year — but triggered scandal over its refusal to show “Okja” in French cinemas before distributing it for streaming to its subscribers.

The streaming giant also showed the film “The Meyerowitz Stories” by Noah Baumbach at the festival.

French law stipulates movies cannot be available for home streaming until three years after a cinematic premiere.

The timeline is considered largely obsolete due to a spike in piracy and streaming platforms in the United States like Netflix and Amazon.

Netflix has voiced willingness to taking films to French theaters — but refuses to wait three years to make it available on its platform.

Los Angeles prosecutors are reviewing a sex crimes case against Kevin Spacey, whose acting career came to a grinding halt last year following a wave of allegations of misconduct.

“I can confirm our office received a case” involving Spacey, said Greg Risling, a spokesman for Los Angeles County District Attorney Jackie Lacey told AFP.

But according to celebrity news site TMZ, the case will likely be rejected because it involves an allegation from the 1990s and is outside the statute of limitations.

The 58-year-old is also being investigated over similar allegations in London and Nantucket, an island off the coast of Massachusetts.

Two-time Oscar winner Spacey has disappeared from public life. Considered one of the pre-eminent actors of his generation, he was dropped from Ridley Scott’s “All The Money In The World” and expunged from the Netflix hit show “House of Cards.”

Case files on Harvey Weinstein, the Hollywood producer whose downfall sparked the #MeToo movement against powerful male harassers, and martial arts star Steven Seagal “remain under review,” said Risling.
