Sale of Asia Square Tower year’s biggest Singapore deal

CapitaLand Commercial Trust has scooped this year’s biggest real-estate transaction by sale price in Singapore after it announced a deal for Marina Bay’s prime Asia Square Tower 2.

It will fork out S$2.09 billion (Bt51.4 billion) to take the 46-floor office block off the hands of private equity giant BlackRock, in a deal that signals the recovery of Singapore’s commercial property market, industry watchers said.

The sale will yield S$2,689 per sq ft (psf) for the building, which is 10 years into its 99-year lease.

The record psf price for a 99-year leasehold commercial building is $3,125 psf for 71, Robinson Road in 2008, while the 999-year leasehold Straits Trading Building last year hit a fresh high at S$3,250 psf.

Asia Square Tower 2, which has a net lettable area of 778,719 sq ft, will be partly paid for with a S$700 milฌlion rights issue and S$340.1 million from earlier divestments of Golden Shoe Car Park, Wilkie Edge and a 50 per cent stake in One George Street.

CapitaLand Commercial Trust is also counting on S$1.12 billion in bank borrowings to finance the latest acquisition, which it expects to have a net property income yield of 3.6 per cent a year. The Reit manager is banking on an uplift in Grade A office rents and found the agreed property value to be lower than comparable properties’ valuations.

Chairman Soo Kok Leng said the deal amply makes up for the recent divestments’ exit yields and is a strategic move that helps to rejuvenate the trust’s portfolio with newer and higher-yielding assets.

Tricia Song, head of research at Colliers International Singapore, said the deal is timely because commercial property prices are set to rise, thanks to a waning supply pipeline in the next two years.

JLL manages the development and advised on the transaction, with head of Asia-Pacific capital markets Stuart Crow noting that nonstrata-titled projects in the central business district will peak this year with about 2.2 million sq ft in completed buildings. “Thereafter, new supply is expected to taper down to less than 1 million sq ft in 2018, and no major office completion is expected in 2019.”

CBRE was also an agent for the sale, which executive director of capฌital markets Jeremy Lake said “provides another pricing benchmark that reconfirms that the recovery in office rents and prices is well under way”. He added: “One or two owners have been tracking this deal, pending making a decision to sell their own building.”

Colliers’ Song said other deals to watch out for over the rest of the year included Chevron House and AXA Tower, and the Beach Road GLS commercial site tender which would close on Thursday.

Streaming platforms in Cambodia put focus on content

The market for streaming video on demand, or SVOD, has become a whole lot richer in Cambodia in recent months, with three new paid platforms launching since July to join international heavyweight Netflix.

The four Internet television services are now competing head-to-head for subscribers, but their biggest challenge is not each other, but rather persuading budget-conscious Cambodians to pay for video conฌtent in a market awash in free and pirated offerings.

Malaysia-based streaming platform iFlix, which launched in August, is the latest paid SVOD contender to enter the Cambodian market. Its arrival comes 18 months after the launch of Netflix in the Kingdom, but iFlix executives are confident its cheaper monthฌly rate (about $3 per month), emphasis on local and regional programming, and a distribution tiein with mobile network Smart will fuel a faster-growing subscriber base.

While Netflix does not report subscriber figures for individual countries, and iFlix keeps its figures closely guarded, iFlix country manager Adeana Greenlee said Cambodia has been one of the company’s fastest growing subscriber bases to date.

“iFlix is doing really well in Cambodia,” she said. “We’ve grown past other countries in the region that launched before us, in terms of the amount of subscribers we have. This is one of the better markets we’ve seen thus far.”

Competing against Netflix, which puts out toprate original programming such as “House of Cards”, “Orange Is the New Black” and “First They Killed My Father”, is no easy feat. One key to iFlix’s impressive growth in its 21 markets in Africa, Southeast Asia and the Middle East is a tailored lineup of local and regional content. “We don’t take a cookie-cutter approach,” Greenlee said.

But the company has also found an ideal distribution vehicle in a three-year exclusive partnership with mobile operator Smart Axiata. About half of iFlix’s Cambodian subscribers have joined through Smart.

New road map targets connectivity, innovation and talent

Singapore has built up its reputation as a bustling international maritime hub over the past decades, but it now has a new detailed road map to chart the next phase of growth.

The aim, as laid out by the International Maritime Centre (IMC) 2030 Advisory Committee in its report, is for Singapore to become the global maritime hub for connectivity, innovation and talent.

The Maritime and Port Authority of Singapore (MPA) had set up the advisory committee in August last year to chart the direction of Singapore as a maritime hub.

The committee said Singapore should further widen and deepen its IMC cluster by harnessing both physical and nonphysical trade flows.

Singapore will need to strengthen inter-linkages within the Singapore IMC cluster by further entrenching maritime players here and broadening the depth and range of activities, including possible co-location of existing and new maritime-related ones.

It will also have to strengthen links with adjacent industries such as commodity trading, logistics and e-commerce, as well as with other complementary international maritime clusters, through stronger business ties, collaborations on research and development, training and education, and development of new international standards and regulations. Innovation should also remain a key focus of Singapore’s IMC, said the committee.

Future capabilities

This will enable the development of future capabilities and solutions that build on emerging technologies, such as autonomous systems, robotics, data analytics and artificial intelligence.

At the same time, talent remains a critical success factor, and the sector, known collectively as Maritime Singapore, will need to continue building a future-ready workforce with relevant skills and a global mindset that anticipates the future needs of the industry, it said.

These recommendations were unveiled yesterday at the Singapore Shipping Association’s 32nd anniversary gala dinner at Marina Bay Sands.

Committee chairman Andreas Sohmen Pao told a briefing earlier this week that it was timely to review Maritime Singapore’s growth strategy to stay relevant amid changing global trends.

This is especially important as the industry continues to face significant headwinds, such as slowing growth and changing trade patฌterns, accelerating technological change and disruption, as well as growing competition from other maritime centres.

He acknowledged that there is only so much Singapore can do in terms of “hardware” or infrastructure, which is why it must continue to build on its “software”.

“There is a lot of capital, a lot of infrastructure development in the region, and how do we stay ahead? It is by capturing some of these softฌer aspects like innovation, talent and connectivity,” he said.

Senior Minister of State for Transport Lam Pin Min, who was at the event, noted that the report is a call for Maritime Singapore to take bold steps to embrace technology and innovation, invest in developฌing people, and seek new ventures in a more connected world.

Dr Lam also said that the Government would study the recommendations and work with industry to implement them.

Minister slams F&B firms objecting to sugar auction

Indonesia’s trade minister, Enggartiasto “Enggar” Lukita, has lashed out at food and beverage (F&B) firms that have objected to the ministry’s plan to introduce a new way of purchasing sugar through commodity auctions.

The Trade Ministry plans to introduce an alternative B2B sales and purchase of sugar by auction, but many big firms have raised their objections, asking that the government stick to the old, direct B2B transactions between F&B producers and sugar refineries.

The government initially planned to start the auction in October, but has delayed it due to rising objections. The delay means companies can opt for the old B2B format, but they still have to report their sugar purchase volume and value to the ministry.

“Those who don’t want the auction and resist reporting their sugar purchase [don’t want the tax office] to know their production size and the actual amount of tax they should pay,” Enggar told reporters on Thursday.

“If they intend to play hankypanky with the tax body, they will apparently be resistant, and for those who are resistant, it’s time for us to check their tax compliance,” he added. – The Jakarta Post

Rice exports profit to rise in Myanmar as demand soars

Rice export prices are likely to increase this year as foreign demand rises, according to Myanmar rice exporters.

“The price is expected to increase by about 50,000 kyats (Bt1,216 baht) per basket this year,” said rice trader Sai Kyaw from Mandalay. “The farmers should not sell their paddy in a hurry. If they have to sell, they should sell what they need. In my view, traders will compete to buy rice.”

He added the price rises would apply to the kinds of rice that were exported.

Myanmar exported over 1 million tonnes of rice in the first five month of 201718 and was expecting to export 2 million tonnes of rice this fiscal year – and it might overtake the estimate, said Vice Chairman Dr Soe Tun of the Myanmar Rice Federation.

Myanmar signed an agreement to sell 300,000 tonnes of rice to Bangladesh on September 7.

“We shipped 3,000 tonnes of rice from Pathein to Bangladesh under the previous government. In the mean time, private exporters sent a few tonnes of rice to Bangladesh. It is the first agreement under the [National League for Democracy] government. We have no agreement with other countries yet,” he said. – Myanmar Eleven

Indonesia agrees to lower tariff on Australian raw sugar

The Indonesian government has agreed to lower the tariff on Australian raw sugar to 5 per cent from 8 to 13 per cent when the Industry Ministry issues a related regulation in the next two weeks.

Trade Minister Enggartiasto Lukita said there would not be an increase in the raw sugar import quota this year but the policy would provide options for importers to buy more from Australia, in addition to Thailand, the biggest sugar exporter to Indonesia.

“The raw sugar tariff [for Australia] will be 5 per cent, the same rate we apply to Thailand, so [Australian sugar] can be more competitive. It is important because we don’t depend only on one country,” Lukita said at a press conference.

Indonesia depends on raw sugar imports, mostly from Thailand, to fulfill its household and industrial needs. This year, the ministry estimates that the country will import 3.5 million tons of sugar out of the national demand of 6.2 million tons.

To lessen its dependence on imported sugar, Indonesia will introduce various incentives for local sugar industry players and planters. – The Jakarta Post

‘Ecommerce will drive growth’ of micro, SMEs in global market

Malaysia’s micro, small and medium enterprises (MSMEs) should take advantage of ecommerce and be innovative to become strong competitors in the global arena, said Datuk Seri Ong Ka Chuan.

In a globalised world interconnected through information and communications technology, ecommerce plays a key role not only in domestic and crossborder trade, but also in facilitating foreign investment through the supply of intermediary services, the International Trade and Industry Minister said.

Ong added that ecommerce is particularly beneficial for MSMEs as it significantly lowered barriers to entry and operating cost for businesses.

He said this at his opening remarks while chairing the second Plenary Session of The 7th Asia Europe Meeting (ASEM) Economic Ministers Meeting (EMM7) held in Seoul on Saturday.

During the session themed “Strengthening Economic Connectivity”, economic and trade ministers from 21 Asian countries and 30 European countries agreed on the importance of enhancing multilateral work on ecommerce.

Ong said the ministers also reaffirmed the leading role of MSMEs in job creation, economic growth, and prosperity in both developed and developing countries.

“The ministers expressed strong support to internationalise MSMEs by fostering their participation in regional and global value chains,” he said.

“This could be achieved by providing better access to information, improving their access to local digital infrastructure and enabling them to reap the benefits of freetrade agreement networks,” he added. – The Star

PH, Japan to firm up financing for P315B infra projects

The Duterte administration’s economic managers and the Japanese government will firm up next week financing commitments for P315.4 billion in bigticket infrastructure projects, the Philippines Department of Finance said Friday.

In a statement, the DOF said the PhilippinesJapan HighLevel Committee on Infrastructure and Economic Cooperation will meet in Tokyo today, their third after the meetings held also in Tokyo in March and in Manila in July.

Finance Secretary Carlos G Dominguez III, who cochairs the Philippine side with Socioeconomic Planning Secretary Ernesto M Pernia, said the upcoming latest round of meeting would focus on ways to speed up the processing and implementation of timelines of the flagship infrastructure projects being eyed for possible Japanese financing.

Pernia had said that eight projects would be pitched for financing by the Japanese government.

“We want to discuss with them how we can fasttrack the process of implementing the projects,” Dominguez said. – Philippine Daily Inquirer

Hightech agriculture is key sector for HCM City future

Ho Chi Minh City has identified hightech agriculture as a key sector and is striving to become a hub for the development and supply of crop and animal strains in the southern region of Vietnam.

According to the Department of Agriculture and Rural Development, the city enjoys great advantages in this regard.

For instance, it annually supplies 20,00024,000 head of dairy cattle to the city and other provinces, mainly HolsteinFriesian hybrids, earning about 500 billion dong (Bt728 million) in the process.

Beef is also a strength since the industry has imported more than 1,000 brahman and droughmaster breeds of cattle for crossing and creating new breeds with weights of 450550kg and carcass weights of 5254 per cent.

The department’s director, Nguyen Phuoc Trung, said the city targets having 90,000 dairy cows and supplying 22,000 dairy cows a year by 2020.

It also aims to supply 10,000 tonnes of beef on the hoof and 7,000 head of cow breeds a year by then, he said.

The city also hopes to supply to the market more than one million breeding pigs per year.

It has 47 enterprises engaged in growing and trading plants, the highest number in the country. Since 2010 they have supplied to the market more than 81,000 tonnes of seeds, including 12,109 tonnes of vegetable seeds.

They have also produced 267 new plant strains.

Besides, the city has 35 tissue culture labs, which are capable of producing 16 million seedlings a year, mainly of orchids.

It has many agriculture and biotechnology universities and research institutes.

It has been carrying out programmes to develop highquality animal and plant strains since 2005.

The deputy director of the Crop Production Department, Tran Xuโn Dinh said the biggest challenge for the farm sector is t

The Filipino conglomerate wants to diversify and invest in new businesses like power and infrastructure.

San Miguel Corporation plans to spend some 281 billion pesos (Bt184 billion) to expand traditional and new businesses in two to three years, mostly in the Philippines.

In an investor briefing for SMC’s bond offering of up to 20 billion pesos earlier this year, Chief Financial Officer Ferdinand Constantino said the capital outlays would be made from the fourth quarter of last year to 201819.

“We want to enhance established businesses and continue to grow beverage, food and, even to a certain extent, the packaging businesses,” he said.

SMC also wants to diversify and invest in its new businesses like power and fuel, and infrastructure, he said.

SMC is among the leading Philippine giants that made inroads in the region, diversifying their revenue base and improving their supply chain, long before Asean formalised the creation of the Asean Economic Community.

San Miguel group, which controls 90 per cent of the beer market in the Philippines, has brewery and sales operations in Hong Kong, China, Vietnam, Thailand and Indonesia.

The group also exports beer products to more than 40 countries.

It will pour as much as 75 billion pesos into its traditional food business lines, due mainly to demand from increasingly affluent consumers.

President Ramon Ang said in an interview that the new investments would include new processing plants for its Pure Foods meat products and new bottling lines for its beer business.

“We are going to produce Spam now to export to Asean countries,” he said, referring to a partnership with US-based Hormel Foods, which produces the processed meat popular with Filipinos.

TOKYO – A panel weighing 4.3 kilograms fell from a plane shortly after take-off from a Japanese airport and smashed the window of a car being driven below, news reports and the airline said Sunday.

No one was injured but aviation authorities will send safety inspectors to the western city of Osaka to investigate, said national broadcaster NHK.

The piece fell on the vehicle shortly after the KLM Royal Dutch Airlines Boeing 777 with 321 passengers on board took off from Kansai International Airport bound for Amsterdam on Saturday.

The panel damaged the car’s roof and broke its rear window, NHK said.

The panel, 0.6 metres (two feet) long and one metre wide, is made of composite materials and fell from the base of the right wing, Kyodo News said.

It is believed to have fallen at an altitude of 2,400 metres or higher.

KLM said the aircraft landed safely at Amsterdam’s Schiphol airport Saturday afternoon.

“KLM regrets this incident and has immediately launched an investigation into the causes,” it said in a statement, adding that it is in close contact with Japanese aviation authorities and Boeing.

Chinese vase sells for 10,000 times estimated price in Geneva

ASEAN+ September 24, 2017 18:04

By Agence France-Presse

GENEVA – A Chinese vase valued between 500 and 800 Swiss francs has sold for a record five million Swiss francs, a Geneva auction house said.

According to the catalogue, the vase, which is 60 centimetres (23 inches) tall and depicts three blue dragons on a yellow background, is from the 20th century but it bears an unverified mark from the 18th century Qianlong era.

There was a bidding battle at the auction on Thursday by two people who believed the vase was in fact from the 18th century.

The auctioneer at the Geneve-Encheres auction house said the age of the vase was difficult to evaluate accurately and that they tended to be conservative in their estimates.

“This is the hammer price so with the commission added it is a total of 6.08 million Swiss francs ($6.1 million, 5.1 million euros),” auctioneer Olivier Fichot told AFP.

The final price was 10,000 times more than the catalogue estimate.

The buyer, an amateur from Asia, was in the room for the auction, while his competitor bid by telephone.

Fichot said that it was the highest bid ever made in Geneva outside of jewellery and watches.

The auction house’s previous record was a bronze Buddha statue that sold for 550,000 Swiss francs.

Tens of thousands flee rumbling Bali volcano

KARANGASEM – More than 34,000 people have fled from a rumbling volcano on the resort island of Bali as the magnitude of tremors grows, prompting fears it could erupt for the first time in more than 50 years, an official said Sunday.

Indonesia’s disaster mitigation agency said the number of people fleeing their homes surrounding the volcano had tripled since Friday amid growing alarm that Mount Agung could erupt at any moment.

“The evacuation process is ongoing and we expect the number of evacuees to continue to rise,” the agency spokesman Sutopo Purwo Nugroho told AFP.

The volcano, located about 75 kilometres (50 miles) from the tourist hub of Kuta, has been rumbling since August.

Officials announced the highest possible alert level on late Friday following the increasing volcanic activities and urged people stay at least nine kilometres away from the crater.

“I am actually very worried to leave, I left my cows and pigs at home because we were ordered to vacate our village immediately,” villager Nyoman Asih who evacuated with her entire family told AFP.

The international airport in Bali’s capital, Denpasar, was anticipating possibilities of airport closure but no flight schedules had been affected as of Sunday.

The airport has prepared buses and trains to divert passengers to alternative hubs in neighbouring provinces if the mountain erupts.

The Indonesian Center for Volcanology and Geological Hazard Mitigation said tremors happened less frequently on Sunday but were stronger than in previous days.

“The mountain has not erupted until now, the earthquake happens less frequently but the magnitude is getting stronger,” Gede Suantika, a senior volcanologist at the agency told AFP.

More than 1,000 people died when Mount Agung last erupted in 1963.

Myanmar cartoonists lead media-jeering as Rohingya flee

ASEAN+ September 24, 2017 14:39

Yangon – Cartoons taking aim at Rohingya Muslims are spreading rapidly across social media in mainly Buddhist Myanmar, where public opinion on the crisis stands in stark contrast to the outcry overseas.

Fanned by Myanmar’s civilian and military leaders, an information war has taken hold and is being embraced with gusto by a legion of satirists, meme-makers and internet trolls.

Local cartoonists, many of whom earned their revered status for skewering the former junta, have taken aim at the Rohingya.

One widely-shared sketch called ‘crocodile tears’ shows a group of reptiles swimming away from a bank of mutilated animals towards an eager Western cameraman.

“I had to flee my motherland,” a crying crocodile says into the microphone, a swipe at the testimonies of Rohingya refugees who have arrived in Bangladesh with accounts of atrocities by Myanmar’s army.

“There is something untrue about what they (the Rohingya) are saying,” Win Naing, one of Myanmar’s most famous cartoonists, told AFP.

The 58-year-old, whose pen name is Aw Pi Kyeh, said he just wanted to provoke thought in a highly charged situation.

“We draw cartoons with a spirit that loves the country.”

For decades the paranoid former junta sequestered its people from technology, global opinion and debate.

But since the country creaked open a few years ago Myanmar’s public has dived head first into Facebook and Twitter.

Now, anti-Rohingya diatribes are being ‘liked’, shared and retweeted — reinforcing long-held religious hatreds against the minority.

Since late August, around 430,000 Rohingya Muslims have fled to Bangladesh, escaping an army crackdown in Rakhine state which the UN has called ‘ethnic cleansing’.

The global condemnation has triggered a defensive instinct in Myanmar where the Rohingya are not citizens and are broadly reviled.

Keyboard warriors

Armed with crass humour, internet fame and riding a wave of public opinion, cartoonists have delivered sharp counter-punches.

When Malala Yousafzai condemned fellow Nobel laureate Aung San Suu Kyi for failing to speak up for the Rohingya, one cartoonist hit back with a rendering of the Pakistani activist with human excrement instead of brains — a grim reference to her surgery after being shot in the head by the Taliban.

A sketch by cartoonist Okka Kyi Winn, liked nearly 10,000 times on his Facebook page, showed a UN insignia wrapped in a Middle-Eastern keffiyeh, suggesting the body is in cahoots with the Arab world.

While the intention may be pure satire, such images are contributing to a siege mentality in Myanmar, where keyboard warriors are trading blows with vocal pro-Rohingya groups scattered across the Muslim world.

The prevailing view among the Buddhist majority is that foreign media and international NGOs have embellished the plight of the Rohingya and unfairly bashed Myanmar’s leader Aung San Suu Kyi.

‘The Lady’ has refused to weigh in on the squall of claims and counterclaims, saying only that there is a ‘huge iceberg of misinformation’.

Many outside Myanmar are baffled by the seeming lack of empathy, and the often violent rhetoric from a Buddhist people.

But toxic Islamophobia has been brewing in the country for years, fed in part by official rhetoric that the Muslim Rohingya are foreign invaders intent on taking a Buddhist land.

As his troops blanket Rakhine, Myanmar’s commander-in-chief Min Aung Hlaing has continued with Facebook posts branding the Rohingya as ‘terrorist extremists’ of ‘Bengali’ origin — a state-stamped slur that condemns them to the status of illegal migrants.

‘Better angels’

Newspapers, TV debates and social media have followed suit, jeering at the Rohingya as they flee, says Sein Win of the Myanmar Journalism Institute.

Some of the loudest noises are coming from people who fought repression under the junta, he told AFP, in a remarkable reshaping of the young democracy’s political landscape.

“I am disturbed by the actions of the media, civil society and even former political activists. You need to care about humans across the board, not just when it suits you,” he said.

On Friday US Deputy Assistant Secretary of State Patrick Murphy condemned the hate speech on social media and urged the “better angels” of the Myanmar people to find empathy for the Rohingya.

But cartoonists such as Maung Maung Fountain (pen name) argue their sketches “don’t insult any religion or any people”.

In one, he draws a camel — a code for Rohingya Muslims — that has edged its way into a tent made from the Myanmar flag then bellows ‘Human Rights’ at the startled Burmese man he has just evicted.

“I meant say that some people want more and more rights and opportunities.”//AFP
