Wealthy havens lure homebuyers in ‘mad rush’ from San Francisco

Katrina Kehl warned her clients not to expect many offers on their $1.7 million home in Marin County, just north of San Francisco. They were, after all, in the middle of a pandemic and economic collapse.

They ended up with 13 bids.

“We took offers at four o’clock and they just started rolling in — now we’re at seven, now we’re at eight,” said Kehl, a real estate agent with Compass. “At 4:15 I got one, at 4:24 I got another.”

Across the San Francisco Bay area — home to some of America’s earliest and strictest shelter-in-place rules — demand for real estate is soaring in outer suburbs and wealthy havens known for their gorgeous landscapes. From affluent Marin County to Napa wine country and south to Monterey’s Carmel Valley, brokers say the coronavirus outbreak is leading to a surge of interest from homebuyers looking to spread out.

“I’ve never seen the demand higher for Marin County real estate than when covid-19 hit,” said Josh Burns, an agent with Sotheby’s International who has been in the business for about 20 years.

Like New York, where Manhattanites fleeing the city have fueled newfound interest in tony suburbs, San Francisco is flush with people with the means to upgrade to more spacious areas. The tech companies that drive the region’s economy are also signaling a long-term acceptance of remote work, raising the prospect that there’s little need to live close to offices.

But the rush to move also shows the growing divides in a region where real estate is already out of reach for many residents, with the median house price in the Bay Area approaching $1 million. Relocating isn’t an option for lower-income people who have been among the hardest-hit by the coronavirus. In San Francisco, expensive neighborhoods have emptied as residents escape during virus shutdowns, while the Tenderloin, an area known for its large homeless population, has hundreds of tents.

“This is an example of another way the most advantaged, the most affluent have isolated themselves from this latest crisis,” said Patrick Sharkey, a sociology professor at Princeton University who focuses on urban inequality. “It’s a very small segment of the population that has another home that they can go take off to.”

After real estate deals initially fell off with shelter-in-place orders, last month saw a resurgence in interest. The suburban and rural areas around the Bay Area had the biggest rebound, while contracts in San Francisco and Oakland’s Alameda County were well below where they were in 2019, according to data collected by Patrick Carlisle, Compass’s chief market analyst for the Bay Area.

In the wine growing regions of Sonoma and Napa Valley, it’s been “an incredibly brisk season,” said Ginger Martin, a real estate agent with Sotheby’s who concentrates on the high end of the market.

“There’s a mad rush to get out of the city,” Martin said. “What I’m really doing well with right now is anything that’s turnkey.”

One of the Napa properties she listed — a $10.85 million, four-acre estate built this year with one acre of planted sauvignon blanc next to the backyard swimming pool and spa — was snapped up within hours of the buyer’s tour of the home.

But there’s also demand among more typical homebuyers. Justin Housman and his wife had been looking to leave San Francisco for Marin County before the virus hit. As they were sheltering in place with their one-year-old, finding a more spacious home took on more urgency. They found the market very different from when they first started their search.

Homes “would have like 12, 13 offers — it’s incredibly competitive,” Housman said of his hunt in the Marin County town of Fairfax. “Our realtors are just like, ‘we’ve never seen this.'”

They ended up turning to the rental market instead, eventually landing a property that had 15 applicants, Housman said.

What’s unclear is if this type of demand is a short-term trend to escape the virus, or a signal of a more pronounced shift from dense cities to the suburbs. In Marin, houses like the one Kehl is selling in Mill Valley are typically primary residences, she said. It varies more at the higher end, where purchasers tend to be second-home buyers.

Ed Glaeser, an urban economist with Harvard University, said he expects cities to be resilient so long as the virus proves to be a short-term aberration. “If this becomes a regular thing, then by all means, having a large suburban home is going to become very attractive relative to having urban space,” he said.

Cities are also now affected by protests roiling the country in response to the death of George Floyd at the hands of police officers. The unrest may further delay a recovery in the appeal of urban areas, said Deniz Kahramaner, the founder of data-focused real estate brokerage Atlasa.

In the Bay Area, demand may be more about changing work habits. Tech employees who have spent months working from home may continue to do so for the foreseeable future. San Francisco-based Twitter Inc. has said employees can work away from the office forever, while Facebook Inc. expects as much as 50% of its workforce may be remote in 10 years.

Silicon Valley agent Elaine White said homebuyers are expanding beyond the areas close to tech campuses that made the location so convenient in pre-virus times. She has one client looking in the Carmel Valley and Napa and Sonoma areas, and another searching for a second home near Lake Tahoe. On a sales meeting with about 75 Coldwell Banker coworkers, White said brokers were hearing from people that they wanted larger houses with bigger lots.

“Buyers are all putting a larger emphasis on features like distinct home offices, special outdoor spaces, access to open space and if it’s within their budget, things like swimming pools,” said Marin County’s Burns. “Having a far commute to San Francisco is less of an issue right now than I’ve ever seen it before.”

Thailand’s top oil and gas conglomerate, PTT Plc, aims to import between 660,000 and 770,000 tonnes of liquefied natural gas (LNG) this year, said Wuttikorn Stithit, PTT’s senior executive vice president for the gas business unit.

The company has recently signed contracts to purchase five shipments of 60,000 to 70,000 tonnes each, with the first cargo of LNG arriving in March this year.

The Energy Ministry has given PTT the job of developing Thailand into a regional LNG hub. The company has already tested the LNG reload and filling service for LNG-fuelled vessels in the first quarter of this year.

Bank of America’s AI robot learns 60,000 ways to talk about the coronavirus

Jun 09. 2020
By Syndication Washington Post, Bloomberg · Lananh Nguyen · BUSINESS, US-GLOBAL-MARKETS
When it came to covid-19, Bank of America Corp.’s virtual assistant Erica had a steep learning curve.

The artificial-intelligence program has come to recognize 60,000 coronavirus-related terms as customers seek to manage their cash flow, increase savings and watch their spending during the pandemic. David Tyrie, head of digital banking, sat down with a team in March to teach the app a couple hundred virus-related words and phrases. Since then, use of Erica on Bank of America’s mobile app and website has surged to a record.

“When corona hit, it turbocharged already-accelerating growth,” Tyrie said in an interview. “We expected that we were going to get a whole bunch of new customers. We really didn’t expect the magnitude.”

The pandemic has given a boost to digital banking, which involves less paperwork, greater use of electronic services and fewer in-person meetings. Online services have the potential to bring in new customers, help cut the number of costly branch locations and pare workforces, while making it harder for competitors to poach clients with the allure of better technology.

For Charlotte, North Carolina-based Bank of America, the digital push translated to more than 2 million customers using Erica for the first time since the beginning of March, bringing total active users to greater than 13 million. The virtual assistant handled 15 million requests from clients in April alone, accounting for about 10% of all queries received since its June 2018 introduction.

Customers are now asking Erica most frequently about monthly charges, credit scores and scheduling bill reminders. In April, they were most concerned with payment deferrals, stimulus checks and small-business loans. Erica has been used by 250,000 customers asking for payment delays since mid-March, accounting for a large portion of the 1.6 million deferrals granted by the bank by the end of last month.

Before the pandemic, most queries were basic ones involving such things as account numbers or transaction searches. The change in activity reflects a “dramatic shift” in use of the robot for more complex tasks involving customer finances, a trend the the bank expects to continue once the pandemic subsides, Tyrie said.

“What’s surprising to me,” he said, “was how fast that shift happened.”

BP to cut 10,000 jobs as virus accelerates reorganization #ศาสตร์เกษตรดินปุ๋ย

BP to cut 10,000 jobs as virus accelerates reorganization

Jun 09. 2020
By Syndication Washington Post, Bloomberg · Laura Hurst · BUSINESS, US-GLOBAL-MARKETS
BP plans to cut 10,000 jobs as the coronavirus pandemic accelerates the company’s move to slim down for the energy transition.

The public health crisis has hit company earnings and forced many to change the way they operate. European competitor Royal Dutch Shell is said to be offering voluntary redundancies in a bid to become leaner, and U.S. rivals Chevron and Marathon Oil are among others laying off employees.

BP will let go of 14% of its workforce, Chief Executive Officer Bernard Looney said in an internal note. The move will mostly affect staff in office-based jobs and those holding senior roles, with the top 400 positions expected to be cut by one-third.

Looney, 49, told staff that the job cuts were in line with plans set out in February to prepare BP for deep reductions in carbon emissions. At the time, the Irishman said BP would dismantle its upstream and downstream businesses and replace them with 11 new teams. “I think it would be insincere not to suggest that there will be some staff layoffs as part of this program,” Looney said in an interview with Bloomberg in February. The pandemic and crude’s subsequent collapse have however accelerated the process, leading the company to “go deeper at this stage than we originally intended,” he said in the note to staff.

“Because of the changes in the reporting structure, BP was always more likely to make changes to headcount,” than its European peer Shell, which is largely continuing operations as before, Jefferies analyst Jason Gammel said. “I’m surprised it’s such a big cut.

Days after taking BP’s helm, Looney announced that the company would eliminate all emissions from its own operations and production by 2050, as well as slashing those produced by its consumers. Since then, oil prices have plunged as the coronavirus pandemic has cratered demand, forcing producers to reign in spending and put projects on hold. Looney is adamant that the crisis only reinforces the need to “reinvent BP” and press ahead with its new climate ambition.

Last month, BP began the second phase of its reorganization, reducing senior manager positions to around 120 people from 250. The new appointments will begin their roles from July 1 and continue the reorganization, which is expected to be finalized by the end of the year.

“We are spending much, much more than we make — I am talking millions of dollars, every day,” Looney wrote. “It currently costs around $22 billion a year to run the company — of which around $8 billion is people costs.” BP’s net debt rose by $6 billion in the first quarter of this year.

BP also spends about $8 billion a year in dividend payments to shareholders. The company has come under scrutiny for maintaining the payout even as its debt increased. While Looney has dodged repeated questions on whether a cut to its dividend is on the cards for the second quarter of the year, he has soften his language saying its a decision made by the board on a quarterly basis. That compares to previous comments in which he said it was BP’s job to maintain the dividend.

The move stands in contrast to European rival Shell, which slashed its dividend by two-thirds last quarter. The Dutch major is undertaking its own reorganization, but so far is offering voluntary redundancies, scaling back on external recruitment and reviewing expatriate staff contracts, according to people with knowledge of the matter. In a memo to staff, CEO Ben van Beurden said that over the coming months, Shell would “go through a comprehensive review of the company.”

BP had committed to a three-month freeze on job cuts during the peak of the pandemic, starting in early March. Promotions were also frozen but will resume in July “in a measured way,” the CEO said. Cash bonuses for the year will be “very unlikely,” he said, without clarifying whether that extends to BP’s trading division. Staff will be able to apply for voluntary redundancy starting June 15.

Senior management will also not receive pay increases this year, while junior and mid-ranking staff will only get them from October. Employees at filling stations won’t be included in the reorganization as they’re considered front-line workers. Their wages rose in April and will climb again in August.

The real impact of the job cuts and reorganization for the British supermajor is likely to become apparent in September, Gammel said. BP is set to hold a capital markets day then where it will outline details of its ambition to slash carbon emissions.

“They’ll certainly want to be ready to go in September,” Gammel said.

Big Motor Sale 2020 to hit Bangkok in August

Jun 08. 2020
By The Nation

One of the country’s largest international motor shows will go ahead as planned in Bangkok in August, the organisers confirmed today (June 7).

Big Motor Sale 2020, showcasing everything from small electric vehicles to multimillion-baht supercars, will run for nine days after the government eased lockdown measures to allow businesses to resume operations.

“We will organise this exhibition from August 21 to 30 this year at the Bangkok International Trade & Exhibition Centre (BITEC) to stimulate the automotive industry,” said its organisers, Yanyont Square Group (YSG).

“So far, 22 car companies, nine motorcycle companies, 12 premium used/imported car dealers, and 13 automotive equipment dealers have signed up for the exhibition, covering an area of 40,000 square metres.”

The organisers added they would implement disease-control measures to ensure staff and visitors’ safety.

Don’t be fooled by stocks: The economy needs more help

Jun 09. 2020
By Syndication Washington Post, Bloomberg Opinion · Tim Duy · OPINION, BUSINESS
The strength of the rally in equity markets the last couple of months coupled with the unexpected rebound in May jobs might make it a little too easy to conclude that the U.S. economy doesn’t need more stimulus. It’s more likely, though, that market participants assume more stimulus is coming – as it should.

The benchmark S&P 500 Index has gained 42.8% from its low on March 23, leaving it down just 1.14% for the year amid what the International Monetary Fund says will be the worst recession since the Great Depression. The foundations of the rally are straightforward. The Federal Reserve’s rapid response to the pandemic-induced shutdown of the economy effectively removed the risk of a financial crisis, while Congress pumped money into households and firms via a variety of fiscal support packages. Government data show personal incomes surged 10.5% in April even as wages and salaries fell by 8%.

Moreover, with support for the economy in place as the lockdowns ease, we will see activity quickly pick up. The May employment report showed just how fast that can happen in the initial stage of the recovery. Instead of shedding 7.5 million more jobs as forecast, employers added 2.5 million while the unemployment rate fell to 13.3% from 14.7%.

Stability in financial markets was always dependent on the ability of investors to look ahead to the other side of this crisis and they can see it with increasing clarity. Indeed, while 2020 earnings per share estimates for the S&P 500 have come down to about $125 from $175 in early January, analysts estimate a rebound to $162 in 2021, according to data compiled by Bloomberg. Even so, the rally was so unexpected and occurred so quickly that even the bulls are getting nervous. So while economic activity appears to have bottomed and has shown improvement, without faith that more federal money is coming it would difficult to justify continuing upward momentum after initial bounce in the data.

The most obvious challenge is that even though initial unemployment claims are off their peak – a turning point for the economy – they continue to run at a weekly rate of 1.88 million. This compares to the highest level of claims during the last recession of 665,000 in March 2009. Even as the economy reopens, Bloomberg Economics estimates that up to six million jobs could be eliminated in the months ahead. Many government jobs are also at risk. State and local governments let go of 571,000 employees with more to come. Without federal aid, for example, New Jersey may have to let go half of its 400,000 workers.

Also note that even though unemployment fell, the percentage of unemployed not on temporary layoff rose from 11.1% to 14.0%. This means that even as some workers are being rehired, others are still be laid off at a rapid pace into a job market with rising rates permanent unemployment. The newly unemployed will find it increasingly difficult to secure work.

Even as the economy reopens, the second and third round impacts of the initial shock will continue to weigh on gross domestic product. A continuation of fiscal support, such as extending the enhanced unemployment benefits and providing aid to state and local governments will boost the pace of recovery and more closely match the rally on Wall Street.

Luckily, the Trump administration continues to warm to the idea that more spending will be needed. At this point, they are said to be looking at keeping the size below $1 trillion. This is well below the $3.5 trillion package already passed by the House. If these represent initial bargaining positions, the actual outcome would fall somewhere in between.

The Fed continues to play a supporting role in the recovery as well. While the central bank likely won’t bring anything new to the table this week, it will reiterate its intention to hold interest rates near zero and continue asset purchases and lending programs until the economy is well on its way to recovery. Moreover, the Fed will confirm that they stand ready to provide additional support should if needed.

It isn’t in the Republican’s interest to risk letting the economy collapse going into the November elections. Still, the near-term path will be more tumultuous for markets than the past month has been because partisan fighting may slow progress on the next spending package. A market priced for perfection is vulnerable to shifting psychology, and Congressional delay on spending could easily trigger that shift. But if Congress follows the Fed and commits to recovery, this equity rally, even extended as looks, would have more room to run.
