• Increases investment, expands project size to Bht 125,000 million

• Becomes Thailand’s largest ever private sector property development project

• First project in world to put a forest inside a development project

‘An Enchanted Community District in the Forest’

Magnolia Quality Development Corporation Limited (MQDC), one of Thailand’s leading property developers, recently, announced that it is boosting investment in its 300-rai The Forestias development on Banga-Trad Road km 7 in the Eastern Economic Corridor, and expanding the project size from Bht 90,000 million to Bht 125,000 million to make it a new, global prototype for a town development.  The increased investment makes The Forestias the largest property development project in Thailand.

The project land size is also increased by 98-rai to be 398-rai.

Mrs. Thippaporn Ahriyavraromp, Chairperson of MQDC, said, “We are building the world’s first town that is purposefully designed for healthier living.”

“It is being designed and built by some of the world’s most respected experts as well as leading global institutions to ensure that every aspect promotes a better quality of life.  The design has been commended by Professors at the Harvard T.H. Chan School of Public Health as a visionary initiative,” she said.

She said that MQDC increased its investment in The Forestias “after receiving very good feedback from global partners, which has encouraged us further along the road of creating a new type of development that is completely focused on the well-being of residents, the surrounding community, and to sustainability.”

Among the most extraordinary features of The Forestias is a massive, seedling- and sapling-planted 30-rai forest area at its centre, anchoring a diverse and rich ecological system that will develop and evolve naturally in the years ahead.

Mrs. Ahriyavraromp said, “It is also the first time, anywhere in the world, that a forest of this size is being integrated into a city development to bring nature back into an urban setting, and which is one of the reasons why we call the development an enchanted community district in the forest.”

The Forestias includes multiple residential components with villas and condominiums aimed at a diverse range of lifestyles and family sizes, as well as commercial space for offices, a sports complex, lifestyle activities, retail and food & beverage outlets, as well as family edutainment facilities in a Family Life Center.

There is a town centre for community activities and cultural pursuits, a theatre, an event hall, markets, and also a 1.6 kilometre elevated walkway that links many of the development’s components and provides a ‘nature-walk’ that weaves above the forest at the centre of the development.

Other pioneering components that are being integrated into the town for the first time in Thailand is a residential area that is specifically designed to make life safer and more convenient for the elderly, including specialised facilities for daily activities, a clubhouse, and trained care-givers.

There is also a 5-star hotel and a large medical centre with state-of-the art facilities and some of Thailand’s most eminent medical specialists.

Mr. Kittiphun Ouiyamaphun, Project Director-The Forestias, MQDC, said, “Everything at The Forestias is designed with a common purpose to promote the good health and happiness of residents to a level never before undertaken, including the layout of the public spaces, home layouts, choices of materials used inside and outside homes, the integration of 21st century life technologies, the management of natural light, noise, heat, airflows, as well as air quality and water quality.”

He said, “Research clearly shows that one of the most essential components promoting a healthier, happier life is the proximity of people to members of their family and loved ones.

“Among the most important innovations at The Forestias is the way we bring families closer together across multiple generations through carefully planned residential components located around The Forestias.  They are designed specifically for the needs of particular age groups, whether they are first jobbers, newlyweds, young families, or older parents, and allow them to live close to their children and grandchildren, or their parents, while still allowing each to maintain their independence and privacy.

“We also aim to help people get closer to the diverse wonders of nature as one of the most important sources of comfort and relaxation,” Mr. Ouiyamaphun added.

He said, “The unprecedented cultivation of an immense forest at a cost of more than a billion baht is the centre-piece of our development.  It is comprised of an area that is a genuine ‘deep forest’, as well as forest areas that are more easily accessed through walkways and with more open, green areas to allow people to immerse themselves in the enchantment of nature.”

He said that there is a strong focus on walkability in The Forestias, for both convenience and the pleasure of being close to nature, as well as for reasons of good health from regular exercise.  Footpaths and roadways are carefully planned, routed and protected with natural plant barriers and canopies.

The Forestias has specially built flood protection that includes very large drainage reservoirs which can contain more than ten million litres of water and are able to protect the development from even the heaviest downpours.

“We invested heavily in these reservoirs rather than just let rainwater run off our development and drain out elsewhere.  It exemplifies our approach of doing the best for The Forestias and, in parallel, also helping our neighbours in the community,”   Mr. Ouiyamaphun said.

Similarly, the forest is expected to act as a ‘green lung’, both, for The Forestias as well as for nearby communities, and also produce a general cooling effect on the entire area, in addition to helping restore nature for the benefit of all.

“While being kinder to our planet ourselves, we also help our residents contribute to sustainability.  For example, our state-of-the-art energy systems will help residents and visitors across the entire project reduce their carbon dioxide emissions by a staggering amount which is almost equivalent to what a 30,000-rai forest would absorb,” he said.

Mr. Visit Malaisirirat, Chief Executive Officer, MQDC, said, “This is very much in keeping with MQDC philosophy to be an organisation that not only creates great developments, but also to be one that encourages, through example, social responsibility and a concern for the wellbeing of all.”

According to Mr. Malaisirirat, MQDC aims to be “a model developer supporting our nation to build orderly, active, happier and healthier communities.”

“Thailand has the potential to be a global leader with innovative concepts in property development that enhance the quality of life of residents as well as of those in surrounding communities, while also promoting sustainovation.  The Forestias is a truly world-class development pioneering new concepts, and it is already bringing honour to our country on the global stage,” he said.

The Forestias is strategically located on the Eastern Economic Corridor which is predicted to be the fastest growing development corridor in Thailand, and has easy access to major highways and mass transportation systems.

The construction of road systems and the pilings for infrastructure at the project are already 90 percent completed.

Among some of the branded components of The Forestias are ‘Whizdom’ condominiums, ‘Mulberry Grove’ condominiums, ‘Mulberry Grove Villas’, ‘The Aspen Tree’ residences, ‘Six Senses Residences’, and a ‘Six Senses’ hotel.

Thai Eastar Jet and Thai Summer Airways — two new airlines — are expected to get off the ground next year, according to Civil Aviation Authority of Thailand (CAAT) director-general Chula Sukmanop.

Thai Eastar is a joint venture between Thai investors and South Korean carrier Eastar Jet, while the latter is between Thai and China investors.

Chula said that Thai Eastar Jet was expected to obtain the CAAT’s air operator certificate next month. CAAT is in the process of issuing a certificate to Thai Summer.

He added that both carriers could recruit 100 per cent Thai pilots given that CAAT’s current Air Operating Licence does not set the ratio of foreign pilots the carriers have to hire.

According to Thai Summer Airways’ homepage, it is a regional low-cost airline registered in Thailand. It was established in early 2018 and is scheduled to be officially opened in January 2020. The company is headquartered in Bangkok, and its operations base is located at the U-Tapao Rayong-Pattaya International Airport.

South Korean tech companies said Sunday they are gearing up for the Consumer Electronics Show 2020 in Las Vegas slated for January, making all-out efforts to showcase how far their artificial intelligence technologies have advanced with the ability to make life much easier.

LG Electronics is putting its AI platform ThinQ at the forefront of its exhibition at the event with a plan to introduce a seamless lifestyle with the help of advanced solutions making users feel homey anywhere.

Under the main theme of “Anywhere is home,” LG said it will allocate a third of its booth for ThinQ-equipped appliances and services.

Compared to the 2019 show, the company aims to demonstrate its expansion in utilization of AI solutions that help connect life at home and outside seamlessly.

The company will, for the first time, introduce a smart door that has a fresh food storage and a parcel locker that can be securely accessed by deliverymen. The door verifies homeowners with biometrics like 3D facial scanning and vein recognition.

Inside the ThinQ home, LG will showcase a proactive customer care service that demonstrates how its AI platform is designed to control home appliances, including the washing machine, refrigerator, dryer, oven and dish washer, in accordance with users’ lifestyles and daily patterns.

In collaboration with automotive seating supplier Adient, the Korean tech giant will also debut its connected car solution Web OS Auto for the first time.

The system will offer visitors an experience of a connected car that is linked with homes, which will enable drivers to continue household chores behind the wheel.

“We aim to show our vision for AI,” said Kim Jeon-hong, senior vice president at LG. “The LG ThinQ platform will help expand AI solutions at home and outside to make users’ lives much easier.”

Samsung Electronics will also be proclaiming a clearer vision for AI at the 2020 show.

Samsung CEO Kim Hyun-suk will take the stage to deliver a keynote speech on lifestyle innovation driven by AI, internet of things and 5G.

As announced earlier, the tech giant is likely to unveil some new robots featuring Samsung’s AI Bixby to square off against LG’s CLOi bots.

Samsung limited a showcase of the first wearable robots for medical use at this year’s show.

“To enhance its AI vision, Samsung may introduce some robots, including a caring bot, for the first time,” said an industry official.

The value of the baht this week (December 23-27) is expected to remain strong, according to KBank’s research arm.

Kasikorn Research Centre expects the baht to move within a range of 30.10-30.50 per US dollar. A key domestic factor to be monitored closely is November’s export data. External factors will include preparation for the first phase of the US-China trade deal. US economic data, to be released this week, includes new home sales in November and durable goods orders data. Meanwhile, the trading volume will likely be thin as most global markets enter the period of year-end holidays.

The baht last week stayed within a tight range, Kasikorn Research Centre said. The currency fell briefly before the Bank of Thailand’s MPC meeting, as investors awaited its economic forecast revision and signals for a policy rate outlook . However, the baht rose later in the week despite BOT’s decision to keep its policy rate unchanged as expected by the market. And the US dollar faced a sell-off against safe-haven currencies, including the yen and the baht, after US President Donald Trump was impeached by the House of Representatives. Weaker-than-expected US home sales for November, and the Philly Fed Business outlook survey for December also weighed down US dollar sentiment. On Friday, December 20, the baht closed at 30.17/dollar versus 30.21 reported for Friday, December 13.

The Thai economy will grow next year but its rate of growth is likely to be well below its potential, says Veerathai Santiprabhob, central bank governor.

Speaking at the Thailand Economic Outlook hosted by Krungthep Turakij newspaper, Veerathai said today (December 23) GDP will expand 2.8 per cent next year. “The growth would be higher next year than this year, but it remains below potential of 3.5-4 per cent,” he told the seminar’s participants.

Exports would return to growth next year and drive the economy forward, he said.

The central bank recently cut its growth forecast to 2.5 per cent this year and predicted exports of goods and services to contract by 4.8 per cent in 2019 before returning to growth of 1.4 per cent next year.

As for the appreciation of the baht, Veerathai blamed the structure of the Thai economy.

Structural issues have emerged during economic slowdown; labour and baht appreciation are by-products of the underlying forces, he said.

“When we get a cough, it may be caused by inflammation inside our body and while medicine will relieve the symptoms, it cannot cure the real illness,” he said alluding to how cuts in the policy rate would not restrain baht appreciation.

Exporters and businesses have long complained about the rising baht against the US dollar and other key currencies, while academics say the large current account surplus combined with weak investment have been the real cause of baht appreciation. The baht has risen about 7 per cent against US dollar since early this year.

The central bank cut the policy rate twice this year, bringing it to the low level of 1.25 per cent.

The cut partly aimed to deter investors from parking their money in Thailand hoping to gain from the strengthening baht but has done nothing to make the baht weaker.

Export value in November was US$19.657 billion from $20.8 billion in October, a decrease of 7.39 per cent due to the slowing economy, trade war, and other factors affecting international trade and export in many countries including Thailand, Pimchanok Vonkorpon, director-general of the Office of Trade Policy and Strategy Office, said on Monday.

However, exports still maintained their value better than many countries in the region including South Korea, Indonesia and Singapore, during the first 11 months of 2019 when Thailand saw an export value $227.09 billion, a decrease of just 2.77 per cent compared to the previous year.

An urban district is Sichuan’s Chengdu Municipality, Jinniu is working hard to firm up trade ties with Thailand, recently organizing a conference on the theme “Creating a Southbound Resplendent Glory” at Windsor Suites Hotel Bangkok that brought together more than 40 leading companies from Jinniu and Thailand.

The conference is the latest in a series of measures aimed at promote Jinniu District and enhancing the economic and trade cooperation between the two countries.

“Jinniu District is among the five central urban areas of Chengdu City and an important commodity manufacturing base. The number of traditional commodity markets accounts for more than half of Chengdu City’s total, making it the No 1 economic area in the west of China,” said Yu Jian, deputy head of Jinniu District.

Jinniu has the potential to support overseas investments as it has a convenient logistics network and good transportation access. Situated around 20 kilometres from Shuangliu International Airport, it is the hub of urban tourism, medicine and health, and cutting-edge technology. Jinniu District’s major projects include Yisha Chengdu International Trade City, Yinxing Plaza, and Group 3, 5, and 6 commercial projects on Wukuaishi street, the electronic and artificial intelligence equipment manufacturing base that is seeking Thai investors to help it expand.

“Jinniu District has the potential to support overseas investments as it has convenient logistics network and transportation.” – Yu Jian, deputy head of Jinniu District of Chengdu Municipal People’s Government.

The deputy head pointed to Yisha Chengdu International Trade City, the giant trade and exhibition centre showcasing products and services from worldwide manufacturers, luring more than 38,000 investors to invest in China, attracting 80,000-100,000 visitors daily, and with a value of 60 billion yuan (Bt258.5 billion) per year. The international trade city features more than 20 categories of products covering 400,000-plus items. The first phase comprises 7 exhibition zones covering clothes and apparel, fashion, IT, electrical items, and home décor accessories, as well as herbal products and traditional Chinese medicines for which Jinniu District is famed.

“Yisha Chengdu International Trade City also provides trade and exhibition centres for its member countries including Spain, Russia, Sri Lanka, and Japan. Thailand’s trade and exhibition centre is also being constructed to serve Thai businesses seeking a venue to display and market products in China, especially agricultural products which are popular in Chengdu. Investors, who want to invest in Jinniu Commerce Area, will be benefited from the VIP One-Stop Service provided by the government department which includes license and taxes benefits. Plus, there will be assistance on e-commerce knowledge transfer to leverage skills excellency and trade collaboration. Interpreters in different languages will also be provided to facilitate the communication,” said Yu Jian.

During the conference, Yisha Chengdu International Trade City and Sichuan Huiji Food signed agreements with major Thai companies MR DIY Bangkok and Active Plus Blue. It expects Thai investors to better understand the investment and business environment of Jinniu District and to promote and develop economic collaborations between the two countries further.

Twelve careers and businesses are at high risk of disruption and layoffs while 10 others have a promising future, according to a recent survey by the Economic and Business Research Centre for Reform at Rangsit University.

The centre’s director, Anusorn Tamajai, said 12 careers faced high risk of layoffs and stagnant income. The first group comprises businesses or professionals related to providing services for newborns to 15-year-olds. The risk stems from the fact that the numbers in this group have been decreasing. Their numbers are estimated to be 12.7 million to 12.8 million next year given that the Thai population growth rate this year is only 0.18 per cent, the slowest in Asean. The total Thai population now is 69.3 million, or 0.9 per cent of global population. Thailand’s population will peak at 70 million (69.7 million) in 2025 before dropping to 65.4 million in 2050.

The population of the young age group will decrease to 10.4 million in 2027. However, a large proportion of children are in the deep South provinces of Yala, Pattani, Narathiwat and Satun, or about 23-24 per cent of total population in each province. But the first three provinces are facing economic hardship due to the unrest.

Anusorn said that he expected more childcare centres and kindergarten and primary schools to be shut down. This will adversely affect employment of teachers and other educators.

Those who are employed in counter services also will be hit hard as consumers will do more transactions online. Brokers and direct sales forces also would be adversely affected by online business. Those who are in print media, advertising, cable TV and satellite TV face a grim future. Employees or businesses in dirty manufacturing which cause climate change and pollution will be adversely affected. Taxi drivers have already been impacted by the emerging ride-hailing services such as GrabTaxi and GrabCar. Property leasing will not escape either. Traditional banks and financial institutions would be disrupted. Manufacturing of auto parts and obsolete IT manufacturing will be hit hard. People in high-end and low-end property development will face a hard time due to lack of demand in the high-end property and lack of purchasing power at the lower end.

Those who work in back office would be replaced by robots and AI, he predicted.

However, there are 10 careers that are expected to fare well. These include care of the elderly and rehabilitation business. Those who work for electronic platforms will have bright prospects. With growing e-commerce, those in the transportation and logistics businesses will benefit. Tourism and related services are expected to continue to grow. Medical services, healthcare and health foods will see expansion. Construction, rail system and communication systems will expand. Those who have knowledge to develop applications will be boosted by the IT revolution. Advance data analysts, insurance economists, actuaries and investment advisers are also expected to be thrive. New careers such as user-experience manager, content and social media manager and virtual reality consultant will have a bright future. Online educators and related services will find a promising future, he said.

He forecast that next year, more people will be laid off hence the Social Security Office has to make sure that the labourers are well protected. The rising ageing population will put high pressure on the social security fund, which needs to be reformed due to increasing compensation for laid-off workers and pension payment for retirees, he added.

South Korea’s semiconductor industry is projected to walk the road to recovery next year, which will propel the local stock market in turn, recent reports by global investment banks said.

Most financial institutions upgraded their ratings of the stock market by one or two notches, and said the benchmark Kospi will trade at an average 2,300 points, higher than the corresponding figure of 2,100 points this year. France-based financial institution BNP Paribas adjusted its rating on the South Korean market from underweight to overweight last week, saying the semiconductor market cycle has reached the bottom, and is set to start climbing next year. This signals a cyclical recovery.

Excess chip inventory — which has been detrimental to sales of new materials — will gradually dry up in 2020, along with a recovery in demand from data centers and smartphone manufacturers, it said in a report. It forecast the benchmark Kospi to be trading at an average 2,325 points.

In line with BNP Paribas, US-based Goldman Sachs last month also upgraded its valuation for the Korean market to overweight from market weight. It cited stabilization in the memory chip price, normalization of NAND and DRAM inventories and increase in demand for 5G services.

Another US-based firm, Morgan Stanley shifted its equal weight recommendation to overweight and picked Samsung Electronics and chipmaker SK hynix among other tech stocks as attractive investments.

The Kospi is expected to see a rally on the back of a strong won, and the Korean equity market will have attractive valuations compared to other emerging markets, under the condition that tensions surrounding the US-China trade war do not further escalate.

The firm said that Kospi-listed firms’ profit will increase by 30 percent at most next year, which echoes Credit Suisse’s latest briefing on the stock market on Thursday.

An official at the Seoul branch of the Swiss multinational firm said the profits of semiconductor, auto, refinery and chemicals will gain 30 percent in 2020, compared to this year with the chips industry leading the rally.

Japan-based Nomura Securities raised its stock price target for Samsung Electronics and SK hynix based on the rising price of DRAM and overall anticipation surrounding the chip industry. Samsung Electronics’ price was raised to 67,000 won per share ($57.70) from the current 60,000 won and SK hynix’s increased to 136,000 per share from 110,000 won.

But not all institutions voiced rosy outlooks, with Citigroup rating the country’s stock market as underweight.

“We are not especially bearish, but can see better opportunities elsewhere,” it said in a note published Nov. 29.

“While markets may overshoot into the new year, we would prefer to wait for the next dip before turning more bullish.”

Analysts often divide the global stock market into three categories — overweight, equal weight and underweight — based on their attractiveness.
