Hotels in Japan now designed to cater to guests’ specific interests

TUESDAY, NOVEMBER 01, 2022

Hotels catering to guests’ preferences and interests, such as pets, cycling, films or books, have been popping up in Japan one after another.

Businesses are trying hard to set themselves apart from their rivals with original ideas, hoping to improve a declining occupancy rate amid the Covid-19 pandemic.

A hotel called Inumo Shibakoen which opened in February in Tokyo’s Minato Ward has an 80-square-meter space as a dog park in its basement, which is furnished with subtle-coloured walls and a soft, comfortable floor. The 70-room hotel also has a trimming salon and a kennel. The per night rate of about ¥50,000 (about 12,800 baht) also includes an “accommodation fee” for the guest’s dog. Up to two dogs can stay in a room.

Hotels with a large dog park in central Tokyo are rare, and an Inumo spokesperson said the number of guests is growing by word of mouth.

“I enjoyed walking around Tokyo Tower in the morning,” said a 59-year-old office worker from Hachioji, Tokyo, who stayed overnight at the hotel.

Hotel occupancy plummeted during the pandemic. According to the Japan Tourism Agency, a total of 317.77 million people stayed at hotels or inns in 2021, half the number in pre-pandemic 2019. The rush to build hotels in anticipation of increasing numbers of foreign visitors to Japan has also spurred price competition.

Hotels specialising in guests’ interests are also cropping up.

In 2020, Hoshino Resorts Inc opened BEB5 Tsuchiura, a bicyclist-focused resort in Tsuchiura, Ibaraki Prefecture.

The resort is connected directly to JR Tsuchiura Station and boasts convenient access to nearby areas. BEB5 guests can enjoy popular cycling routes such as Mt Tsukuba and Kasumigaura. They can also carry their bike into their room and even share the bed with bedsheets made of special materials. The rate for one room with two occupants starts at ¥13,000 per night.

Theatre 1, located in the village of Hinohara, Tokyo, features a sort of home movie theatre where guests can spend the night. Surrounded by lush mountains, visitors can watch films on a large 100-inch screen inside a well-furnished cabin. The facilities with their rather unique features are limited to one group per day.

In December last year, Tokyo-based business hotel chain Solare Hotels & Resorts opened Lamp Light Books Hotel Fukuoka, a hotel which comes with its own 24-hour bookstore, in Fukuoka City.

Guests can check out or buy any book they like from about the 4,000 books in the store and read in their rooms. This is the third bookstore hotel run by the company, which has also opened facilities in Nagoya and Sapporo.

“Hotels that cater to guests’ interests and preferences are more likely to satisfy them,” said Fumiko Watanabe, an associate senior researcher at NLI Research Institute who is well-versed in the hotel industry.

These hotels are expected to attract foreign visitors looking for a unique experience now that Covid-19 border control measures have significantly eased.

Gujarat hospital slammed for focusing more on PM’s ‘photoshoots’ than on injured

TUESDAY, NOVEMBER 01, 2022

The Aam Aadmi Party (AAP) and the Congress took a jibe at Prime Minister Narendra Modi’s visit to the Morbi Civil hospital in Gujrat, saying the painting had been done so the prime minister can hold “photoshoots”.

On Sunday evening, a suspension bridge collapsed in Gujarat’s Morbi district, leading to the death of more than 130 people and hundreds more injured, many of whom are being treated at this hospital.

The AAP shared a video clip on its official Twitter account showing the hospital allegedly being painted before Modi’s visit on Tuesday. The clip was captioned: “141 people are dead, hundreds are missing, no action has been taken against the real culprits, but BJP workers are busy covering up to prepare for the photo shoot.”

The renovation, which is not uncommon ahead of visits by top government functionaries, often sparks criticism.

The Congress also took to social media to share photographs saying the hospital was being freshly painted and new tiles being installed to prepare for the PM’s visit. It also slammed the prime minister, saying: “They are not ashamed! So many people died and they are engaged in preparing for an event.”

AAP Delhi MLA Naresh Balyan also remarked on the issue, tweeting: “There is a limit to shamelessness.”

Gujarat Congress spokesperson Hemang Raval commented on the issue, writing: “When so many people are dying, painting and decoration work is happening at the civil hospital in Morbi. The BJP is only known for its event management. There are two types of disasters, but the BJP in Gujarat is the third type of disaster. Instead of painting and decorating, they should ensure that the patients get proper treatment.”

Putin says Ukraine power grid hit in retaliation for Crimea drone attack

Russian President Vladimir Putin said the strikes on Ukrainian infrastructure and decision to freeze participation in a Black Sea grain export programme were responses to a drone attack on Moscow’s fleet in Crimea. He blamed the attack on Ukraine.

Putin told at a news conference on Monday that Ukrainian drones had used the same marine corridors that grain ships transited under the UN-brokered deal.

Kyiv has not claimed responsibility for the attack and denies using the grain programme’s security corridor for military purposes.

The United Nations said no grain ships were using the Black Sea route on Saturday when Russia claimed its vessels in Crimea were attacked.

Meanwhile, Russian missiles rained down across Ukraine, with explosions blooming out in Kyiv, sending black smoke into the sky.

Russian forces shelled infrastructure in at least six Ukrainian regions on Monday, the general staff of the Ukrainian Armed Forces said on Facebook.

“That’s not all we could have done,” Putin said at the televised news conference.

Ukrainian officials said energy infrastructure, including hydroelectric dams, was hit knocking out power, heat and water supplies.

Oleh Synehubov, governor of the northeastern Kharkiv region, said on Telegram that about 140,000 residents were without power after the attacks, including about 50,000 residents of Kharkiv city, the second-largest city in Ukraine.

Ukraine’s military said it had shot down 44 of 50 Russian missiles. But strikes left 80% of Kyiv without running water, authorities said. Ukrainian police said 13 people were injured in the latest attacks.

For the past three weeks, Russia has attacked Ukraine’s civil infrastructure using long-range missiles and suicide drones that fly at a target and detonate.

Ukraine’s Prime Minister Denys Shmyhal said 18 targets, mostly energy infrastructure, were hit in missile and drone strikes on 10 Ukrainian regions on Monday.

Japan’s iconic Itsukushima Shrine returns to its glory after renovation

MONDAY, OCTOBER 31, 2022

The familiar sight of the iconic vermilion Otorii gate at Itsukushima Shrine in Hatsukaichi, Hiroshima Prefecture, has returned after three years of renovation nears completion.

The current gate, which stands in the bay leading to the coastal World Heritage site, is said to have been built in 1875 and has been designated as an important cultural property.

Due to ageing, major repair work began in June 2019 that entailed replacing the cypress bark roofing, repainting columns that were noticeably damaged and other improvements. The gate had been covered with protective sheets during the renovation.

The sheets were removed by mid-October but the temporary walkway that extends about 100 meters from the left bank of the bay to the gate and a platform around the gate remains. Those had been built for the repair work.

The shrine will allow visitors to use the walkway and platform for an up-close view of the gate from Tuesday through to November 27. The temporary structures are scheduled to be removed by the end of the year.

Restoring mortgage limit will delay Thai property market recovery: Condo Association

TUESDAY, NOVEMBER 01, 2022

The Bank of Thailand’s plan to restore the loan-to-value (LTV) mortgage limit is a blow to the condominium market just as it was recovering from pandemic impacts, the Thai Condominium Association (TCA) warned.

The LTV rule places limits on loans granted to buyers and deters purchase of condos for speculation, said Athip Pichanon, honorary president of the TCA and the Housing Business Association, on Monday.

The central bank announced recently it would restore LTV rules by year-end to prevent household debt from rising. The LTV has been suspended since October 2021 to soften Covid-19’s impact on the property market.

“The condominium market will likely remain in a slump next year as more than 90% of purchases are by domestic buyers,” Athip said.

“Next year will also bring several negative factors that could drag the market down even further, including rising interest rates and construction costs that could jump up by 10%.”

Athip, who is also vice president of the Chamber of Commerce and Board of Trade, sees Thai economic growth at less than 3% next year but expects the property sector to expand 5-10% as it gradually recovers from pandemic impacts.

Agreeing with Athip’s warning, Wichai Wiratkaphan, acting director of Government Housing Bank’s Real Estate Information Centre, said the resumption of LTV should be pushed back to the second half of 2023 to allow market recovery, especially in the low-priced and condo-speculation segments.

“Implementing LTV too early will disrupt growth of the condo market since only buyers with high purchasing power will be able to afford properties,” he said.

Wichai also urged the government to extend the cut in property transfer and mortgage fees to 0.01% until the end of 2023 to help the property market rebound.

Transfer fees have been lowered from 2% and mortgage fees from 1% for properties costing up to 3 million baht since 2019, but the measure is set to expire on December 31 this year.

Baht halts skid as currency market goes risk-off

TUESDAY, NOVEMBER 01, 2022

The baht opened at 38.04 to the US dollar on Tuesday, strengthening from Monday’s close of 38.10.

The currency will likely move between 37.90 and 38.15 against the greenback during the day, Krungthai market strategist Poon Panichpibool predicted.

Poon speculated the baht would swing sideways and not strengthen beyond 38 per dollar since the currency market has returned to a risk-off state.

The baht has emerged as Southeast Asia’s worst-performing currency in the second half of 2022, according to Bloomberg. The Thai currency has dropped 7 per cent in that period and hit a 16-year low against the dollar, which is being buoyed by aggressive US policy rate hikes.

The market is now a risk-off state with investors looking to buy gold as its price drops.

However, the baht’s weakening might be limited by the gradual return of foreign investors to the Thai stock market, Poon said.

He advised investors to use hedging tools such as options to manage risks in a highly volatile currency market.

Excise Department considers subsidy for EV batteries to help lower prices of BEVs

MONDAY, OCTOBER 31, 2022

The Excise Department will hold talks with manufacturers of batteries for electric vehicles to discuss measures that could further help lower the prices of BEVs, the department chief said.

Ekniti Nitithanprapas, director-general of the Excise Department, said officials were studying subsidies for manufacture of batteries so that the prices of BEVs would go down and become competitive with vehicles using internal combustion engine.

Ekniti said batteries constitute about half the price of a BEV car, hence his department is considering subsidy measures so that the prices of BEVS would be further lowered.

The government had earlier approved subsidies for purchasing BEVs and electric motorcycles and the subsidy rates range from 70,000 baht to 150,000 baht per unit for BEVs depending on battery capacity and 18,000 baht for battery electric motorcycles per unit.

He said BEV battery-making is a key supply chain for BEV manufacturing and EV battery-making is a new S curve industry.

As a result, providing subsidies for the BEV batteries would support the government’s policy to promote S curve industries and promote the environment, social and governance concept, Ekniti added.

“But we’ll have to hold talks with the manufacturers first to consider what would be the best way to provide subsidy,” Ekniti said.

So far, the Excise Department is studying three options:

● Providing subsidies at the level of making BEV battery cells

● Providing subsidies in the process of packing cells into battery modules, or

● Providing subsidies in the process of packing modules in complete battery packs for installation in EVs.

Apart from studying the subsidy measures, the department will also study measures for disposal of used BEV batteries.

He explained that the government aims to have some 600,000 to 700,000 BEV units made in the country by 2030 or about 30 per cent of total vehicle production.

As a result, there will be some 600,000 to 700,000 BEV batteries to be disposed of after they expire.

“We must find ways to recycle these used BEV batteries,” Eknitit added.

Thai govt pays heed to critics, revising rules on selling land to foreigners

Thai govt pays heed to critics, revising rules on selling land to foreigners

Thai govt pays heed to critics, revising rules on selling land to foreigners

TUESDAY, NOVEMBER 01, 2022

The government will look into proposals to improve the draft directive on selling land to wealthy foreigners, Deputy PM Wissanu Krea-ngam said on Tuesday.

He said the Interior Ministry’s draft directive is being scrutinised by the Council of State, the government’s legal advisory arm.

Wissanu added that the council will be urged to consider people’s concerns and apply suggestions that will make the draft “as perfect as possible”.

The deputy PM, who is regarded as a legal expert, said the review will focus on four key issues:

• Investment: The draft specifies that a foreigner must invest at least 40 million baht to be eligible for the purchase of land and houses. However, Wissanu said critics want the government to increase the amount.

• Length of time for investment: The draft directive requires foreigners to maintain the investment for at least three years, but critics are calling for a longer period.

• Resale of land: Critics say that foreigners should be prohibited from reselling the land they hold in bits and pieces. The draft allows them to sell the 1-rai of land in parts until the entire quota is used up.

• Purchasing clusters of land: Critics say that foreigners should be prohibited from buying plots next to each other because it would put a large cluster of land under foreign ownership. The draft does not prohibit this.

Thai govt pays heed to critics, revising rules on selling land to foreignersThe Cabinet approved the draft directive on October 25 and has forwarded it to the Council of State for scrutiny before it is published in the Royal Gazette. Once published, the directive will be in effect for five years.

When the policy was announced, critics and the opposition cried foul, accusing the government of putting the country on sale and betraying the motherland.

The issue has stirred up nationalism, with many critics expressing concern that foreigners will buy up land and make Thais, especially farmers, landless.

Wissanu said on Tuesday that the law permitting the sale of land to foreigners had actually been enacted in 2002.

Thai govt pays heed to critics, revising rules on selling land to foreignersHe explained that since the situation has changed since 2002, the government decided to revise it and use it to attract foreign investment and highly skilled foreigners to work in the country.

Wissanu added that as of now, only eight foreigners hold 1 rai (400 square wah or 1,600 square metres) of land under this provision. However, he said, there are many foreigners holding some 100 to 200 square wah of land under other conditions.

“Every time this law was taken up for consideration, it sparked allegations of national betrayal. I have seen it since the government of General Chatichai Choonhavan [1988 to 1991], when the bill was withdrawn,” Wissanu said.

He said the Thaksin Shinawatra government (1998-2006) managed to enact the law and this government was simply revising and improving it.

“It’s with the Council of State, which can still change it,” he added.

Thai govt pays heed to critics, revising rules on selling land to foreignersKrisada Chinavicharana, permanent secretary for Finance Ministry, said the selling of land to foreigners had been proposed and considered after the 1997 Tom Yum Kung financial crisis. He said the proposal aimed to draw foreign investment and experts to work in the country.

The initial law required foreigners to hold their investment for five years, but the new draft was reducing this to three years. However, Krisada admitted that he did not know the reason behind this time reduction.

He added that conditions for employing foreigners should also be considered in a bid to stimulate Thailand’s job market.

“I’ve not seen the draft yet, but judging by news reports, it’s not worrisome. The conditions are clear,” he said.

'We can explain', says Thai PM as outcry over land for foreigners gets louder

‘We can explain’, says Thai PM as outcry over land for foreigners gets louder

TUESDAY, NOVEMBER 01, 2022

Prime Minister Prayut Chan-o-cha offered to explain his government’s policy to sell land to wealthy foreigners after it sparked a widespread outcry and criticism.

Prayut said on Tuesday that the Interior Ministry’s draft directive allowing foreigners to buy 1 rai of land if they invest 40 million baht is being scrutinised by the Council of State.

The council, which is the government’s legal advisory body, will also take public opinions into account, he said.

When asked for more information on the policy, Prayut only said: “It’s nothing serious. We can explain everything.”

The draft directive, which was approved by the Cabinet on October 25, has provided critics and the opposition enough ammunition to bombard the government with.

Some have labelled the Prayut government as “betrayers” for putting the country up for sale to foreigners.

The directive is supposed to be in effect for five years after being published in the Royal Gazette, though the government has not said when it will be published.

The directive will allow wealthy foreigners, retirees, digital nomads who want to work from Thailand and persons with special expertise to buy houses and up to 1 rai of land provided they spend at least 40 million baht on government or state-enterprise bonds or invest in long-term equity funds.

This investment must be maintained for at least three years. If it is withdrawn before that, the right to buy land will be voided.

Former finance minister Suchart Thadadamrongvej, who was once Pheu Thai Party leader, has slammed the policy, saying it will only make Thais poorer and make land and houses unaffordable even for the middle class.

This policy has also stirred up a sense of nationalism.

One of the loudest voices of dissent came from well-known influencer Boy Setthinakkharaj, who sells land and houses via his YouTube channel.

In a Facebook post, the YouTuber said the policy was a betrayal of his motherland. He added that he had been offered a lot of money to act as a broker and scoop up land for foreign buyers, but he rejected the offer because he could not sell his own country.

PM denies rumours of Parliament dissolution after Apec Summit

TUESDAY, NOVEMBER 01, 2022

Prime Minister General Prayut Chan-o-cha on Tuesday denied rumours that the government would dissolve Parliament after fulfilling its duties of hosting the Asia-Pacific Economic Cooperation (Apec) Summit in Bangkok on November 18-19.

During a press interview after a Cabinet meeting on Tuesday, Prayut said the government has no plan regarding Parliament dissolution. He said he had no idea from where the rumuors had originated.

One rumour on Parliament dissolution pointed to the conclusion of Apec Summit, while another hinted at December 24.

The House of Representatives’ four-year term will end on March 23 next year. The Election Commission has tentatively set May 7, 2023, as the date of the next general election, if Parliament was not dissolved before the end of the term.

When asked about the broadcasting rights of Fifa World Cup 2022 that is currently under negotiation, the premier said he is “positive” the telecast would be available for free in Thailand.

The Sports Authority of Thailand said last month that it would buy the licence for live broadcasts of the World Cup if private broadcasters fail to secure the rights, to ensure viewers in Thailand can watch the matches for free.

The World Cup is scheduled to take place in Qatar from November 21 to December 18.
