Central Pattana launches modern single house project NIRATI Donmueang targeting young generations


Central Pattana plc. is preparing to launch NIRATI Donmueang, a horizontal residential project worth 1.85 billion baht, in the third quarter this year with official pre-sales on 18-19 September.

The project, presented as a “mixed product” consisting of 262 units of single houses, twin houses, and town homes of 4.29-12 million baht in the Don Mueang- Vibhavadi area in Bangkok, targeting young generations which the company considers a group with a real demand, high purchasing power and good credits.

NIRATI Donmueang is one of the projects under the new brand NIRATI for modern tropical houses with lush landscape with an aim to inspire the young generations. NIRATI Bangna and NIRATI Chiangrai, two other projects under the brand, have been launched earlier.

Central Pattana is moving forward with its plans to develop horizontal and vertical real estate projects, aiming to become a leader in mixed-use projects with shopping centers and mixed products centered around residential projects supporting each other.

In addition to the NIRATI brand, Central Pattana has developed NINYA, a brand for high-end homes of 9.9-15 million baht, and NIYHAM, a brand for luxury homes of 25 million baht and higher. The company is confident it will reach its sales and ownership transfer targets for residential projects this year.

“As for the investment in residential projects in 2021, the company targets to align the projects with its core businesses of shopping centers and mixed-use projects in order to create a new landmark of life or ‘center of life’ that can cater to lifestyle needs, highlight local identity, and be friendly to the community and environment,” he said.

The project has a total area of 45-3-68.5 rai and 262 units, consisting of single houses on land plots of 50.2 square wah minimum, twin houses on land plots of 36.9 square wah minimum, and townhomes on land plots of 22.1 square wah minimum.

Each of the single houses and twin houses has a usable area of 180-227 square meters, while each of the townhomes has a usable area of about 143 square meters. The starting prices for these units are 4.29-12 million baht*.

The Deloitte Company, a multinational professional services network with offices in over 150 countries, has published an article focused on the new era of work environment where organisations need to accelerate their adoption of automation in digital finance organisation.

Just when organisations thought that we had managed to flatten the curve of COVID-19 with plans to reopen the economy, a new wave of COVID-19 variant hit globally again. 

Countries around the globe including Thailand, are in the prospect of continued and extended long lockdowns in an attempt to curb the rising number of Covid-19 infections. Long periods of lockdowns and restricted travel have created immense operational and logistical challenges for organisations who had downplayed the first wave of COVID-19 which had caused long-term effects, as well as the timely adoption of new digital infrastructures and policies to manage a long-term virtual workforce. The pressure to shift from working in the office to remote work from home, including the holistic adoption of digital productivity tools, swapping pencil and paper, drawing boards and blueprints, in-person meetings and get-togethers has moved work from the physical world to a virtual and digital one.  

Covid-19 has shown that remote work does not pose insuperable barriers to productivity. This global force and transformational shift had many organisations realizing that where the workforce are located matters much less than how the work is done. For many organisations, the results of shift to remote work from home have been better than expected. Productivity have shown to improve when working remotely, though it does create new challenges.

A Recent Fortune/Deloitte CEO Survey conducted in October 2020 had indicated that remote work is here to stay with more than one-third of their employees continuing to work from home even a year from now. This has prompted leaders across industries to rethink where their employees work for the longer term—and how this could change their need for office space. The survey reported that 76 per cent of CEOs specified that their organisations would need less space moving forward. This could drive significant cost savings in both operating costs and capital expenditures.

Real estate and facilities are often one of an organisation’s top three expenses; as a rule of thumb, they can represent two per cent to five per cent of organisational revenue. Working digitally can also deliver sustainability benefits. A more distributed workforce means less emissions due to reduction in travel and commuting, and a smaller real estate footprint with lower construction and operational emissions.

Hence, we should consider the opportunity to find new and better ways of working, we all as new approaches to organising the organisation. Considering transformation into a digital finance organisation is a good place to start. Most of the challenges are a result of the digital-manual hybrid state of financial operations. Instead of working late nights on tedious, manual tasks, the digital finance organisation introduce efficiencies into the organisations and keep the finance team running smoothly even in times of crisis.

Unbundling the traditional manual and labour intensive finance operations workplace digitally, can become a strategic advantage as operational budgeting, cashflow management and visibility has become a top priority during this pandemic.

Taking this into account, organisations need to accelerate their adoption of automation in digital finance organisation. Here are the five key transformation drivers for CFOs to consider:

  1. Go Paperless – Organisations can start considering an end to the use of paper in several processes e.g. memo approval, document approval, procure-to-pay, and order-to-cash processes, etc. Moreover, utilizing e-payments and encouraging suppliers to issue electronic invoices, including establishing a central portal for uploading documents, will be supportive of the paperless processes.
  2. Go Mobile – Organisations may consider replacing all desktop computers with laptops, including looking into possibilities of processing on-the-go via mobile applications e.g. approval workflow on your mobile phone.
  3. Go Cloud – Moving to cloud-based ERP systems, including implementing a cloud-based solution extension from those ERP related to a financial close and reporting platform, which enables the finance teams to work, manage and monitor the close, consolidation and reporting activities online from anywhere. 
  4. Go Automation – Organisations need to accelerate their adoption of automation. The examples are “Optical Character Recognition” and “Natural Language Processing” to automate the data capture of physical documents. Furthermore, leveraging “Robotics Process Automation” technology to automate repetitive, rule-based accounting activities.
  5. Go Analytics – Using analytics to make better people decisions and drive business outcomes, generating highly actionable predictions and insights from your data, and enabling more autonomous decision making.

In conclusion, finance teams need to put in more effort to consider the five key transformation drivers of finance operations. CFOs are facing more challenges from managing their finance team during the lockdown and the mandatory work-from-home policy in many countries caused by the pandemic. Another important facet to consider is that CFOs and controllers should empower their finance teams with the “flexibility” to work from anywhere, real-time collaboration and minimising tedious and manual processes. When work happens in the digital world, then our concept of the workplace must follow suit, or we miss opportunities to help teams be as successful as they can be. How we think about and frame the digital workplace, and the nature of the work that takes place within it, is likely to be what empowers organisations to take full advantage of the benefits it has to offer.

Travel restrictions and the lingering impact of COVID-19 has slowed the Thailand property market in 2021 with key segments, such as condominiums in Bangkok and Phuket, among the most affected. This challenge remains, although research has shown there are a few possible solutions.

Always avoid the 3Ps of business taboos, Chula marketing guru warns


A professor from Chulalongkorn University’s Faculty of Commerce and Accountancy is warning entrepreneurs of the “3Ps” they should avoid and to hang on to hope that this fourth wave of Covid-19 will soon pass.

Thailand has been hit by four waves of the outbreak, and the business community has reacted to each differently.

Many businesspeople saw the first wave as a “challenge” and saw new opportunities or creative channels. However, when the second wave hit, many went into “panic” initially but marched on after accepting the situation.

However, when they began to break into a “cold sweat” when the third wave arrived. Money began running out and they did not know what to do next. Before they could find a solution, the fourth wave hit heavily and swiftly, with several entrepreneurs feeling too “exhausted” to continue and many “raising the white flag” and closing their businesses permanently.

“We’ve surfed four waves and must not run out of energy. Let’s keep going. Hold on a little longer, and look at the countries where the pandemic has begun to subside and you’ll see a light at the end of the tunnel,” said Asst Prof Dr Ake Pattaratanakun, vice president of Corporate Communications, Brand Management and Alumni Relations at Chulalongkorn University. He was speaking at the “Biz Genius” radio show broadcast on 101.5FM recently on the subject “What businesses should not do during the fourth wave of Covid-19”.

In a sluggish economy, businesses usually need to invest more and devise different competitive strategies that often turn out to be a trap, leading their business into an abyss. The 3Ps are:

• Price: Don’t compete only on price-cutting if you don’t want to go down quickly.

When a business appears to have reached a dead-end, a popular solution that many businesses opt for is a price war, which is the most intense marketing weapon, but during a crisis, businesses should not just focus on price.

“No matter how fiercely competitors cut prices, we should not engage in the price war, because we can be hurt. Don’t get trapped because the price is not all of the marketing mixes,” he said.

Ake explained that there were other marketing mixes businesses can consider during this crisis, such as the 7Ps, namely products and services (Product), price (Price), distribution channels (Place), marketing promotions (Promotion), customer service personnel (People), process (Process) and physical elements that promote experience among target groups (Physical evidence).

“We can use other marketing mixes, like giving free stuff, improving the process or the physical appearance like photo spots that are appealing to customers, etc. Suppose we open a botox injection clinic, instead of competing by price undercutting, we can do a promotion for brides, by keeping the same price, but giving additional value to the product with a clear target group,” Ake said.

• Postponement: Don’t take the money first and provide service later, because then you can risk losing customers.

Many businesses have started using a method called Postponement, such as offering learning courses, beauty courses or vouchers for services at an appealing price to lure customers to pay upfront and use the service later.

“When we need cash flow, we use this method to bring in customers’ money first. But when the situation gets better, or as time passes, when customers come to use the service, many entrepreneurs do not feel like serving, because these customers have bought courses at a cheap price. We want to get more customers who pay regular prices. When we do not feel like giving full service, customers are dissatisfied, feel cheated, and may even write bad reviews on social media and ruin everything,” Ake said citing examples of many businesses.

“This method should be used with caution. If possible, it is better to avoid using this strategy because, in the end, entrepreneurs often can’t cope when customers come to redeem cheap packages when the business is open as usual,” he warned.

• Pseudo: Don’t break the law

Many businesses are affected by government measures to contain the outbreak, such as the closure of properties, limiting the number of customers, etc. The longer the pandemic and the lockdown last, the more people start feeling helpless and choose to break the law. For example, spas secretly open the back door to customers, liquor stores sell alcohol in opaque bottles, or restaurants open secretly.

“Don’t do this,” the professor said. “Apart from severe penalties for violating the law, businesses risk losing their reputation and social responsibility. Most business operators that violate the law will be arrested, and suffer a bad reputation. It is not worth it. Don’t think that it’s a secret between us and the customers, and it will be fine. Most of the people who report to the police are not customers but their own competitors. This is what happens all the time.”

No matter how hard it is to do business during Covid-19, businesses should not fall into the “3Ps trap”. If an entrepreneur has already gone down that path, then get out of there as quickly as possible, Ake advised.

“These are challenging times. Let us think of other strategies to attract consumers to be used with the 7P marketing mix to help us consider all aspects of doing the business. I believe that there will be light at the end of the tunnel soon,” Ake concluded.

Building the future of manufacturing with tools powered by 5G networks


The project runs on 3500 MHz and is an exciting addition to Telenor Swedens commercial 5G, which is already available in 36 locations.

The strategic partnership between dtac and Norway-based telco group Telenor allows the Thai mobile operator to connect with 5G experts globally. While dtac is an early mover in harnessing the capabilities of 5G, Telenor Sweden is another beacon of innovation in 5G within the Telenor family. They partnered with Ericsson and supplied a solution to Atlas Copco to explore the potential of power tools connected to a private 5G network.

The project runs on 3500 MHz and is an exciting addition to Telenor Sweden’s commercial 5G, which is already available in 36 locations. To better understand its ability to transform manufacturing and connectivity, dtac blog spoke to Andreas Kristensson, Head of IoT and New Business at Telenor Sweden.

“We know that private networks are essential to Industry 4.0,” he said. “Connected power tools require very low and highly predictable latencies. Hence, Telenor Sweden’s installation at Atlas Copco is a great use case to test the benefits of a dedicated LTE and 5G Network. And we plan to add lots of other equipment over time.”

The project is truly a meeting of greats. The Telenor Group has 169 million customers globally and leads the pan-European 5G Verticals Innovation Infrastructure (5G VINNI) to accelerate the development of relevant use cases. Atlas Copco is an industrial group with 40,000 employees in 180 countries making compressors, vacuum solutions, generators, pumps, power tools and assembly systems. And Ericsson, which has 100,000 employees, is a global provider of ICT and networking services.

“A dedicated network gives the customer all the control. They can test, evaluate, and secure 100 percent of the communication within their network,” said Mr. Kristensson of the smart power tools at Atlas Copco. “Previous solutions relied on cable, bluetooth and Wi-Fi, which are difficult to scale. Add to that high maintenance costs and reduced efficiency and flexibility, and you can understand why many business users are asking for 5G networks instead.”

Although 5G use cases for industrial applications provide faster, more secure networks, they also represent a radically new way of work for service providers. Rather than just providing a network, telcos must now collaborate closely with industrial partners to build the future of mobile and industrial connectivity.

“As operators, we need to learn to work in ecosystems, rather than rely on the traditional supplier-customer relationships. Changing operators’ mindsets isn’t a flick of the switch, but with the right focus, we can be part of—or even lead—the 5G growth opportunity,” said Mr. Kristensson. “That’s why finding the right partners is so important.”

With Telenor Sweden’s commercial 5G available in dozens of locations across the country, dtac blog also asked Mr. Kristensson why Industry 4.0 needs dedicated networks in addition to commercially available 5G.

“Mobile networks are already highly secure, but with a local dedicated network, you can get even lower latency, even more control over dataflows and, over time, potentially reduced costs. That said, one size doesn’t fit all. There will be several flavors of private and dedicated networks going forward,” replied Mr. Kristensson.

He cites sports stadiums as an example of the need for overlapping public and dedicated 5G networks. The public can benefit from 5G’s massive capacity while the TV broadcasters can utilize a separate, dedicated spectrum with guaranteed speeds and reliability.

“In the long run, consumers will be able to get augmented reality, advanced camera possibilities and much more. But in the short term, the focus for private networks will be on enterprise customers,” Mr. Kristensson said.

Back in Thailand, dtac business is also building industry use cases and 5G ecosystems with partners such as PTT, WHA, ABB and ASEFA. Its latest project, a private network in collaboration with Amazon Web Services, even showcases edge computing capabilities. And with the support of Telenor, 5G power tools could well be next on dtac’s list.

The National Innovation Agency of Thailand (Public Organization), or NIA, is broadening the scope of its Innovation Thailand platform through the formation of the Innovation Thailand Alliance, which includes partners from various sectors such as government agencies, private organizations, educational institutions, and civil societies. Their shared mission is to revive the country with Thai innovations.

The launch of Innovation Thailand Alliance aims to strengthen Thailand’s brand as an innovation nation and promote Thai innovation for crafted living to everyone in Thailand and the rest of the world. This alliance is made possible by the contribution of public agencies, private organizations, educational institutions, and civil societies. It currently comprises 73 organizations. These allies will act as ambassadors in the campaign to rebrand Thailand as an innovation nation by raising awareness and pride in innovative Thai creations. At the same time, they will be able to share their knowledge and expertise with one another. Currently, 73 bodies have responded to the invitation to join the network, all of whom are eager to drive Thailand towards the target of being ranked among the top 30 innovative countries in the world by 2030, and transforming Thailand into an innovation-driven nation.

According to Adjunct Professor Dr. Anek Laothamatas, Minister of Higher Education, Science, Research, and Innovation, Thailand’s 20-year national strategy, in which the Sufficiency Economy Philosophy is a recurring theme seeking to ensure stability, prosperity, sustainability by transforming Thailand into a developed country. This ambitious goal requires a great deal of knowledge and advancement in science, technology, research and development, and innovation. It also necessitates the development of qualified workforces and the establishment of clear innovation-related directions and policies. These elements must be dynamic and flexible enough to keep up with rapid global changes. One aspect of the national strategy outlines the transformation of Thailand into an innovation-driven economy. Its success relies on the ministry’s ability to incubate innovative entrepreneurs and develop an innovation ecosystem to facilitate the creation and transformation of innovative products into economic and social value. To this end, the ministry strives to decentralize innovation by expanding access to the infrastructure for science, technology, and innovation to other regions of the country. Additionally, the ministry sees the critical role that innovation can play in social betterment and will be fostering the development of innovative social businesses and the creation of a social innovation network to promote equality in Thailand.
